We human beings are awfully good at procrastinating aren't we?Â No matter what it is it's pretty easy to just say, " I can get started on that tomorrow."Â
Well recently I was working with a young couple who were preapproved and so excited to buy their first house.Â So we scheduled a time to go out and had a really great time!Â At the end of the day they definitely had chosen a favorite.Â However, they told me they wanted to get the "bargain of the century".Â (Who doesn't in this current buyer's market?)Â But they wanted to see more homes before making their decision..... So we went out again and they kept coming back to their favorite home.Â When I asked if they were ready to put in an offer, they said not yet--- we want the sellers to be more desperate.Â
So what do you think happened?Â Someone else put in an offer and got the house and my clients were devastated.Â I explained to them that even though we are in a buyer's market 1) people aren't giving their homes away--- offers have to be in line with current value and 2) if you procrastinate with submitting an offer on a place you LOVE, you are really gambling....
Moral of the story--- when you see the "perfect" place for you.Â Don't play games.... Look at comps with your realtor and submit a reasonable offer--- so that you will get your first choice!Â
