My wife and I signed a contract to buy a new condo 3 days ago for 489k. We didn't negotiate and was told that we will also be responsible for the closing cost (around 3%?), escrow, and the pro-rated property tax. I know I have 20 days to change my mind and get the deposit back. We really like the place but are re-considering if we could've bought it cheaper since we're cash buyers.
If we were to re-negotiate, what kind of things should we ask for to maximize our benefit? Is it possible to have the developer pay the closing cost and also some discount since we are not using and agent? Any advice will be appreciated!!!
Many consumers think that if they don't use a Real Estate Broker, when purchasing a new home they will get a better deal. This is not the case. Builders need Real Estate Brokers right now and they will do everything to keep the Broker's client happy.
Builders know that since we are out everyday in the home shopping arena we have the knowledge about current pricing and we also know what the other builders are offering.

I just got a call from a buyer who wanted me to step in and help her negtotiate after she signed a contract with a builder but unfortunately I cannot step into the transaction after the fact. If she would have contacted me before she went to the development then I would have been able to help her. :(
