    Southwest Riverside County Sales Statistics for February 2011 - One thing is for certain, Real Estate Sales statistics change every month and finding accurate sales statistics for each area, can be a very important factor in buying and selling Real Estate.

    Sellers need to know...how to price their home and looking at what recent sales statistics are can assist sellers in pricing their homes
    realistically.

    Buyers need accurate Sales statistic information...
    so that they can decide with confidence what to offer on a property that is for sale.

    The public Real Estate sites take information from the County Recorder's offices and each recorded document whether it is a trustees deed, or a mechanics lien or a quitclaim deed that has an amount attached to it can show up falsely as a recorded sale of a property. In other words public site sold information is not always accurate!

    Below are numbers from Chicago Title Company, which has very accurate information as it takes recorded real estate transactions only.

  • Riverside County Property Tax Information - How To Find Property Tax Information In Riverside County

    My last post about Property Taxes in Riverside County explained in detail, how and why each development in Riverside County, California, can have a difference in property tax calculated from a little over 1% of the home value to over 2% of home value.

    In this post, I want to cut to the chase to tell you three ways of finding information regarding property tax information, for homes you are thinking of purchasing in Riverside County.

    1.   The most accurate way to find specific Property Tax Information for homes in Riverside County, is to use this link as it will take you directly to the Riverside County Tax Assessors website where you can actually put in an address to get accurate information.  (Beware that certain times of the year the site is inactive while new tax data is calculated and new bills are prepared.)   Simply click on the link and input the address of the home you are seeking information about.

    2.  Realtors have access to REALIST which is a link directly from the MLS. Ask your Realtor to provide the REALIST tax sheet for homes you are interested in.

    3.  Public real estate search sites, have some tax data but it appears to be one year old.  Still, somewhat accurate if you are in a hurry. However, before making an offer on a property insist on seeing up to the minute data to make sure property taxes are paid current.  If taxes are not current, when writing your offer ask for the seller to pay taxes current, so you will only be responsible for taxes calculated after you take possession of the home and your escrow is closed.

    Property Tax Information In Riverside CountyRiverside County Property Tax Information - Part 1

    One of the largest areas of concern for home-buyers moving to California, is the issue of Property Taxes.  Property taxes must be included in the qualification process, to make sure that buyers have income to pay their property taxes.

    The reason that property taxes differ from 1.1% to slightly over 2%, per development, is that builders can place bonds to pay for the initial installation of public utilities onto the home buyers in the form of infrastructure bonds.

    Property Taxes are affected by the amount of "Infrastructure Bonds", that the builder was allowed to place on the development when it was initially built.

    The base tax that Riverside County charges is the same 1.1%, of the property value.  The additional taxes sometimes referred to Mello Roos can be up to and even over an additional 1% of the value of the home during the life of the bond which is 20, 30 or even 40 years

    Since each development is different the "supplemental taxes", can be different for each development and even from house to house depending on the square footage and number of bathrooms.

    Finding tax information for each property that a buyer is interested in is critical in determining the entire payment of Principal, Interest, Taxes and Insurance.

    Temecula Bank Owned Homes have slightly increased in the number of active listings in January.  There are currently 85 Temecula Bank Owned Homes currently listed. 

    I've put the pricing statistics of Temecula Bank Owned Homes at the end of this post to show how many Temecula Bank Owned homes are in each category.

    Temecula Bank Owned homes are usually priced right at what current market value is - unlike short sales which can be priced below market to initiate an offer. I just wrote a post about how and why short sales are priced so low.  But again, Temecula Bank Owned homes are priced at what recent sold comparables are, which is how appraisers determine what "Current Market Value", is.

    Many Temecula Bank Owned homes come with new carpet and paint, especially if they are Fannie Mae Home path properties.

    Another reason that Temecual Bank owned homes are gaining popularity is not only the price!  Consumers are moving to Temecula because of the high school ratings of schools in the Temecula Valley Unified School District.

    Many buyers think that a low priced short sale is such a great deal. 
     

    I'm going to cut to the point, and tell all of you buyers looking at and placing offers on those really low priced short sales - that they are priced so low only to get an initial offer.

    Why would a short sale listing agent price a property below market?

    To get an offer, so that they can present the short sale package to the bank on behalf of the seller.

    Banks will not approve the short sale listing price once a BPO, (Broker Price Opinion), is completeted and they find out that values are $10,000, $20,000, or $30,000, over what the home was originally priced for!

  • New Home Buying: Bring your own agent on the very first visit to the sales office!

    The question of if it is wise, to use a "buyer's agent" when purchasing a brand new home, comes up often on Trulia.

    There are also questions about, "what to do when a buyer is in the middle of a new home purchase and then wants to use an agent".

    The first question is simple.  Yes, it's to the buyers best interest to use an agent when buying a new home.  Even popular sources, such as Bank Rate, and CNN Money, say it's best to have the input of a buyer's agent to assist you when negotiating price, upgrades, even the interest rate of your loan.

    The second question is not so easy.  I've seen many questions regarding what to do if a buyer all of a sudden wants a Real Estate agent to assist in the middle of a New Home purchase.   The fact is that Builders will not allow a third party, buyer's agent to intervene even after a consumer steps into the sales office.

    ***Your agent must assist you on your very first visit to the sales office or you will not be able to use an agent for any advice as to price, upgrades, interest rate. 

    It will be to your advantage to use a buyer's agent to go over all of the loan documents, as well as the purchase agreement.  Even if you are paying cash you want an experienced buyers agent to make sure that the price you are paying is backed by recent sold comparables.   Agents can also negotiate upgrades to your best advantage.  If you don't use a realtor from the beginning there is no turning back to try and use one once the negotiations begin.
