With over 13 years in the loss mitigation industry we have built relationships that take years to build. We have been negotiating short sales since 2005, recently we have gone nationwide and we can and are doing short sales in any state.
To date we have completed over 18,000 deals and we are going strong. We are very successful with banks because we bring in bulk deals as opposed to the 1 or 2 deals others bring to them. We bring in volume and liken ourselves to Wal-Mart because we bring in bulk and therefore we get a faster, better response and a better price. We have built a reputable name with major banks and that is what makes us so successful with negotiating short sales and getting them done.
It takes us about 30 days for us to complete a short sale (national average 4-8 months). We work mostly with realtors and investors and we also work as a third party for investors, realtors, brokers and yes also other loss mitigation companies. We work with every bank and lien holder on each property to bring you the price you deserve.Â We will do any kind of property. We have done properties from $10,000 up to $20million.
If a realtor comes to us with a short sale listing, the realtor will leave the listing on the MLS. They will receive 2 1/2 - 3% commission from the bank. If they sell the property they will receive an additional 3%, which gives them what they would have gotten. Our system assures them a buyer if they donâ€™t have an end-buyer and a 30 day turn around. We can get it done faster, which means that properties wonâ€™t have to sit on the MLS for months, remember we deal in bulk. We can even postpone a sheriffâ€™s sale if the property is scheduled, even if other short sale companies could not. The banks know us and we will do all that we can to help out the homeowner or our client. If an investor, broker or another company comes to us and the homeowner is not aware of us doing the short sale we will then be a third party and need a third party â€œauthorization to release infoâ€ form filled out provided by us.
