1.Â Â Â PRICE IT RIGHT - With homes sales slowing and prices plunging, there's little doubt that selling for a good price in today's market is going to be tricky. If you try to ask too much, you're going to turn off potential buyers. Price your home conservatively by looking at similar houses currently on the market. Look at the homes that aren't selling. Chances are those owners priced their homes too high.
2.Â Â Â MAKE IT INVITING - Whether you are trying to sell a cozy Cape Cod or a McMansion, make your space feel as open and clean as possible. There are some inexpensive things homeowners can do to attract buyers (i.e., pull the weeds outside, get rid of clutter, store excessive furniture somewhere else, replace stodgy furniture, organize the closets / pantries / cabinets, define the rooms with a purpose, and remove all personal items).
3.Â Â Â MINIMIZE SURPRISES - A home that's in good working order will always sell faster than one that needs pricey repairs. That's why it may be a good idea to get your home inspected before you put it on the market. The benefits are twofold. First, it's always cheaper and faster to make your own repairs rather than have a buyer drag out the negotiating process to accommodate any necessary work. Second, you'll also avoid any last-minute surprises that could derail a deal should the buyer's inspector discover you need, say, to replace the roof.
4.Â Â Â GET THE WORD OUT - Make sure you have an eye-catching online listing. Most buyers start their real estate searches online. They prefer a slew of pictures, a virtual tour or video so that they don't waste their time touring a home that doesnâ€™t meet their requirements.
5.Â Â Â THROW IN A LITTLE SOMETHING EXTRA - Motivated sellers are offering incentives to buyers such as offering a 1 year FREE home warranty or helping with closing costs. With second homes (i.e., vacation rentals) they are guaranteeing gross rental income for a year!
