Tips on selling your home in a buyers market

Looking to sell your home in a tough market, below you will find some helpful tips.


1.       Price the home correctly from the start, overpricing a home will only complicate and frustrate your selling experience.  Remember, your home has to appraise, be realistic.


2.       Offer a credit to the buyers and or agent.  These days many young buyers are short on cash, offer a $2,000 credit for closing costs.  You can also offer an incentive to Realtors, offer a $1,000 Bonus to the agent that brings you a signed contract.  You can also set a deadline, but I would not recommend this.


3.       Take care of your landscaping! The first thing potential buyers notice is curb appeal, if your grass is not cut and your yard is cluttered, chances of buyers wanting to see what’s inside are slim.


4.       Make sure your Realtor uses a quality camera and takes quality pictures, 90% of buyer’s start their search online, well placed photos will attract the buyer and get you a showing.  Check to see that your Realtor used all the space allowable, usually 20-25 pictures depending on MLS service they use.


5.       Patience is key! The market is not where it used to be in 2003, you may have to wait until you receive your first offer. 


6.       Ask your Realtor to provide you with a Comparative Market Analysis every 2-3 weeks if you don’t receive an offer right away, you have to make sure you are priced correctly; the market dictates the value of your home.
