    Designing our Custom Home Part One:

    When designing our home I knew the final product will be the result of our needs and wants with the approach to attract future buyers for resale. We have talked and thought about this extensively, and I am clear on how to satisfy our needs as well as design a beautiful home I will sure to resale fast!

    I have found out over the years my love for new construction has drawn out my intense passion and strong will.  I guess that is the Scorpio in me.  This passion and strong will has made this personal process a lot of fun for me.  It has also brought to me the realization that I want to continue to help others with their own personal process of designing and building their dream home.

    I decided to break down our design features below in sections so you can get a better appreciation and understanding of what all goes into designing a custom home.

    The Flow and Function of Our Home

    Once my husband and I decided on what it would take to make this home ours, the sketchpad came out. We sketched out a design with the following in mind: We wanted the kitchen, dinning and main living/family room to be one BIG room.  I have seen this set-up in other homes and absolutely love it! We wanted the master-bed on the main level with one other bedroom, which would serve as both an attached guest suite and a home office.  We wanted this suite to have a full bath, a garage and a separate entry. For the up-stairs we wanted to keep it pretty simple with 2 beds 2 baths and a closed in game-room (for noise separation). We wanted a three-car garage with extra guest parking. For the yard we wanted a beautiful pool with spa designed within the home structure providing privacy from the neighbors and golfers.  Although I am a huge fan of clean lines the last feature I wanted was a curved hallway to connect our lower level. We handed these ideas and sketches over to our architect and below are a few pictures of what he came up with. 



    Our Architect

    The architect we decided to go with is one of the most creative persons I have ever come across. He is not only an artist but also a writer. He named the first drawing for our home “Marotz Manor”. Not knowing what the word manor truly means I looked it up and found out it means “the lords mansion”.  Not that I think I am a lord or that our home will be a mansion but I will tell you his love, passion and unique approach for what he does makes you appreciate and recognize the true art it takes to design and build a home.

    After what felt like more than 20 changes, tons of patience and 6 months later we have our final plans.  Our home is a unique design and I absolutely love it!! Below are a few pictures of our floor-plan. I have my marketing department coloring these in and will up-load the color floor-plan once I have them. Let me know what you think.

  • The Purchase of our New Home-Site in Lakeway (the first step to building our custom home)

    Back in January 2011 my husband and I purchased a residential lot located at 835 Sunfish in Lakeway, Texas. We had been dreaming and designing our own personal masterpiece for 6 years now and this purchase was one step closer to making that dream come true. Today is August 30, 2011 and last Friday we received the second draft to our architectural plans. I have been amazed at what goes into this entire process so I decided to begin this blog to share our experience with others. I also wanted some sort of documentation to remind myself of the many little components it takes to construct a home. I invite you to join me on this amazing journey and would like to begin by describing the search and purchase of our home-site.

    Our Lot Search and Purchase:

    My husband and I are Real Estate Brokers. He handles the commercial side and I the residential. Our office is located on Ranch Road 620 in Bee Cave, Texas-just past the Lakeway city limits.  Once we decided to pull the trigger and build our home we began the search for our lot.  Our criteria were derived from several factors. The first was based off of our sphere-of-influence/office location-where we have the most contacts for our referral-based business. Second was the elementary school in which the school age residents would attend. The third factor was the lot topography. I wanted trees, at least a third of an acre and because we are building on a tight budget a reasonably flat home-site.

    Throughout our search we made several offers but none worked out. Being in the business you find out when offers don’t work out it is because there is something bigger and better around the corner. That statement could not have been made more true for us. Finally after almost a year of searching I found our lot! It had all of our criteria plus some. It is reasonably flat, .34 acres, priced within reach, our kids would stay at Serene Hills elementary, large trees and for the icing on the cake it backed to the Live Oak Golf Course. After I walked this lot I called my hubby on the way home and shared “I found our lot! I am headed home now to write up the offer. I will email it to you. Bring it home so we can sign and submit”.  And we did just that, wrote it up, signed and submitted the next day. Our offer was countered, but within reach of our price so we accepted and closed within a few weeks. It took every penny we had saved, but it was done! We owned the lot and we were one step closer to building our home!

    This weekend Harmony Marotz, Eco-Broker with Marotz Realty Partners, along with one of the areas best builders, hosted a “Dirty Boots Tour” in the Falconhead subdivision of Austin, Texas. There were several goals intended for this tour. Potential buyers were able to experience the new “Green” product being built in Lake Travis area of Austin. Another goal was to educate buyers about the high performance passive solar design, a specialty of our team. 


    The open house tour was a success! The turnout was impressive and it is apparent buyers today have a new expectation about green homes and sustainability. The public has heard a lot about environmental issues in school and in the media. As a result, the educated public now wants to live in an environmentally sound atmosphere, where their home or place of business works for them, not against them. We consume more than twice the energy today than we did fifteen years ago - leading to huge spikes in our energy bills, gas bills, grocery bills, property taxes, etc. The responsible builder should be helping you reduce your carbon footprint to help you save money.
