It takes about 30 seconds for anyone to understand that the last thing I am is a salesman. I'm best described as a pragmatist leaning toward the "glass is half empty, cracked and leaking" areana; I prefer to be a source of information for my clients, not a bobble-headed spokesman for some organization that contributed to this real estate mess. There's plenty of blame to go around and clearly the vast majority rests squarely on the shoulders of irresponsible home buyers and owners, but a "heapin helpin" belongs on Realtor plates as we're supposed to be advisers, not mindless cheerleaders. With that said...rates around 4.5% and spring inventory means it's time to saddle up!
Now is the time to seriously consider getting into the buy pool. If you do it, do it with the right intentions -
1. Don't expect to make a killing, a home should be part of an investment portfolio
2. Buy a home, make it a home and understand the non monetary benefits of ownership
3. Don't buy more than you can afford
4. Don't buy if you're not financially set
5. Don't try to time the market - no can, including you. Know what constitutes success for you, execute when you find it. Buy your home, enjoy it and don't' look back. How many gamblers leave Vegas broke after being up big? How many buyers and owners putz around and lose great opportunities? Review point 2 - you're buying a home to live in.
There are deals out there, but the best ones are spotted quickly and acted upon even quicker. Surround yourself with skilled reps, challenge them, evaluate their skill set, see how they operate. We're starting to see the next wave of nonsense "agents"....out of work suits moving into the business to make money while waiting for their next "real job" - don't be mislead.
Everything is lined up for responsible and qualified buyers to have a very productive spring - if you're one then surround yourself with a group of hunters and join the pack - our teeth are always sharp, we have clients to feed!

Consider Hank's wisdom.
Get your real estate on, and I say that primarily to first time home buyers and move up buyers of primary residences. The terms and conditions have never been more in your favor, ever.
