    For many homeowners in Las Vegas.... trying to price your home can be tricky. There is no exact formula. There is However,.. a range within market value parameters that you can choose from. Depending on current Las Vegas market conditions and your motivation to sell, a quck sale is definitely a possibility.

    Below... I have listed a few items to take into consideration before coming up with a price that is going to move the sale of your home expediently. 

    1) Emotion should not be a factor

         Once you decide to sell your home..... It needs to turn into a business transaction. Your fond memories are not going to figure their way into the price. The prospective buyer is looking for a home where they can make their own memories. Also,.. .don't be caught up with what the neighbors are up to. Don't worry what "Joe Neighbor" paid for his home and how much he made. All transactions are as different as snowflakes. Focus on your situation. Why are you selling.? When do you need to sell by.? How much do you need to make on the deal.?

    2) Do not rely on consumer websites for information
         You will find that the consumer websites such as Zillow and Trulia have outdated information. If you are trying to price your home based on the latest "Zillow Zestimate" you are going to be disappointed. Your best bet is to call a Realtor and have them run a few recent sales in your area from homes that compare to yours. Realtors have tools that are not made available to the public. If you are considering working with a particular Realtor,... They can run a more in depth report for you called a "Comparable Market Analysis". If there are no comparable properties in your neighborhood or sub division... Your Realtor can put together and average Price Per Square Foot to help give you an idea of what your home is worth.                               

    3) Tour Some Of The Las Vegas Homes For Sale In Your Neighborhood

          This will give you a good idea of how your property compares to theirs so that you can ascertain your "home value".  Do you have upgrades that they do not have ? Did you remodel the kitchen and bathrooms.? Did you install a pool or spa..?? 

    4) How Long Have The Other Homes In Your Neighborhood Been On The Market.?

          The longer a property sits on the market,... the more it appears to be in a state of distress. If a home has been sitting for sale for quite some time and it does not have a major deficiency such as structural or legal problems, then there is a good chance that it is overpriced. You now have a number to work with on the high end. You don't want to go there. Homes that start out overpriced have a tendency to lose prospective buyers who may have payed higher then listing if it was priced accordingly...

    The Answer Is Yes....!

    Depending on your definition of cold. I come from the east coast. I've seen 35 below zero wind chill factor induced temperatures. By my definition,... Las Vegas is Brisk.  However,  Every Year,... I see the average native Las Vegan dressed up with their scarves, hats, gloves and boots like they are ready to go skiing. As I walk around in my windbreaker because its a little nippy today I find it amusing.  On the flip side of that coin,.... I get strange looks because I'm not bundled up.  30,..35..40 degrees...just isn't that cold to me.

    I understand there will be snow this weekend. This weeks forcast read similar to this. " Old Man Winter is ready to spread some snowy holiday cheer across Southern Nevada Saturday! There's a chance of flurries or even a dusting across the center of town, with possibly even 1-2" in the higher neighborhoods along the west and south side of town."

    I've noticed that the west side of town, in the Summerlin and Mountains Edge area seems to get a little more variety then the rest of Las Vegas. Many of he storms seem to come from Southern and Mid State California. One of the things that I find beautiful about the west side is the views of Red Rock Canyon. It is like looking at a different picture everyday because of the constant weather changes. Sometimes the clouds are rolling over the tops of the peaks. Other days there will be low lying fog. Rays of Sunshine at the end of the day breaking apart the white clouds,.. snow capped peaks. It is a like a new painting every day.

    On the east side of town,.. Sunrise Mountain has a more regulated and mundane weather pattern. A few storms creep in from Arizona in the Spring and Summer and hit on Henderson as it creeps its way north, but for the most part it is a pretty standard setting.

    Long story short......  Although it is typically sunny and blue skies on any given day.,.. it is not always warm ( open to inerpretation of course).

    Is the Market changing in Las Vegas..?? Absoutely.....!!

    The typical Las Vegas Home that was down 70% from its peak has risen approximately 32% over the past 12 months. However,....conditions are definitely changing.  With the inception of New Legislation in Nevada, the still low record lending rates and the increase in Las Vegas Home Inventory it is becoming quite clear that the market is moving from "Hot Seller Market" towards a more favorable position for the buyers.

    Wether it is Summerlin, Aliante, Henderson or Mountains Edge the trend is pretty much the same. Foreclosure filings picked up in September and the banks have to adhere to certain guidelines that will complete the process in a more expedient manner. It is very possible to see a noteworthy increase in Foreclosure Activity by the second quarter of 2014. Long story short.... for those of you who are trying to time the market. Keep your eyes on Las Vegas.

    Home prices are improving,...recovery is spelled out in the headlines.,

    But Beware.....The New Threat..... "Zombies".......

    When a bank initiates foreclosure proceedings on a home and then abandons the process,..This leaves the property in limbo. It is not for sale but it is vacant.. This is the so-called “zombie” foreclosure.

    , There are an approximate 167,000 properties nationwide that fall into this category.

    There are hundreds of thousands of unlisted REOs and even more properties winding through lengthy judicial foreclosure procedures according to Realty Trac.

    “Unlisted foreclosures and bank walkaways used to be extremely rare, but they have mushroomed recently, ballooning into a large number of homes stuck in foreclosure limbo, sometimes for years,” RealtyTrac stated in its most recent issue of Foreclosure Report News.

    Bank of America has 23,966 foreclosure “zombies,” the most held by any bank, according to RealtyTrac.

    Wells Fargo is not far behind with 22,968, and JPMorgan Chase holds the third-highest inventory of foreclosure “zombies”-16,054 by RealtyTrac’s count.

    With 55,503, Florida is home to the highest number of unoccupied “zombie” properties.

    In total, RealtyTrac estimates there are about 1 million vacant homes that need to be sold but are currently out of reach for most real estate agents.

    Currently,.. Inventory shortages in real estate markets across the country are very common.

    These shortages, combined with high investor activity, have caused price surges in several markets. Some real estate professionals worry that investors have crowded out traditional buyers and artificially inflated property values in some areas. A full 8 percent of single-family homes in the Las Vegas metro-about 40,000 properties-are vacant, according to data from the Lied Institute at the University of Las Vegas.
