    Future of Snowmass Up for Discussion

    Recently the Town of Snowmass Village had a very familiar conversation with Snowmass Acquisition Company LLC (aka Related Colorado), the developers behind Base Village, with a different approach. Instead of Related Colorado proposing ideas or plane and the Town Council or Planning Commission voting yes or no, a dialogue began to find the best solution for all parties, The best part is that the public is encouraged to join the conversation.

    Feeling more like a group project from a Business 101 class, Dwayne Romero presented the history of the Snowmass development. In addition, he gave some ideas to new options for the developer to consider since Aspen Skiing Company decided to put its plans to build a Limelight Hotel and 20 private residences in Snowmass Village. This is the first of three meetings in a month timespan involving the town council, planning commission, general public and the developer. The second meeting will involve smaller groups having round table discussions on the future of Base Village. The third is a TBD topic.

    The Town of Basalt is trying to move forward with its own questions by openly inviting the public for ideas. There has been some criticism lately since the Town of Basalt had to forcibly remove inhabitants from the Pan & Fork mobile home park for the betterment of the community and to avoid any potential flood issues. Five parcels in Old Town Basalt have been “whited out” on a town map to allow community members a chance of creating a new blue print. Some of the parcels are privately owned still, but were still included in the process to see if the ideas  that came up were a better use (for the town and the owners).

    Overall, this is a very exciting discussion and time for Snowmass. The Snowmass real estate market has seen a renewal of activity, but it is in a very delicate increase. The Limelight Hotel showed great promise, but the decision to not go forward with that Snowmass project has been detrimental for the entire community. Now is the chance for the whole community to work together for a solution for all parties. Julie Ann Woods, Community Development Director has been spearheading this project for the Town of Snowmass. She was quoted “Opening lines of communication and finding areas of common ground are critical to moving this project forward successfully.”

  • New Rules for Fun Times on the Ski Slopes in the Summer!

    Following the directives of a federal law passed in the Ski Area Recreational Opportunity Enhancement Act of 2011, Forest Service lands have new opportunities to utilize ski areas in the summer. Instead of asking for exceptions to the rules, ski areas such as Aspen, Snowmass, Aspen Highlands, Vail and Breckenridge will have the right to create summertime activities on the leased lands that are used during the winter.

    What’s the catch? The new activities have to follow the guidelines per the press release from US Forest Service published on April 15th. In essence, any activity that is “natural resource-based, encourage outdoor recreation and enjoyment of nature” will be allowed.

    The hope is to increase the activity and use of these areas to turn these winter resorts into year-round destinations. The Denver Business Journal quoted Colorado Senator Mark Udall as saying “”a great win for Colorado’s mountain towns. … We’re helping ski towns and resorts create hundreds of jobs and bolster communities during the shoulder seasons.” We can’t agree more!

  • More "Affordable" Homes Leading the Way in Snowmass

    Since the first of the year, seven of the closed or pending 14 single family home sales in Snowmass Village have been in the "affordable" range under $1,750,000.

    Three of the sold homes were off of Fairway Drive, adjacent to Snowmass Club golf course.  We assisted the Sellers of 353 Fairway Drive which had spectacular views of Mt. Daly and sold for $1,406,000 or $535 per square foot.

    I think this trend reflects what we are seeing in the condomium market as well in Snowmass. The best "deals" are being recognized by buyers as opportunities and a chance to jump into the recovering Snowmass housing market.

    Great skiing conditions and sunny weather are making spring breakers happy. A busy upcoming summer season with dozens of new activities, old favorite events, and groups booked are turning the tide here in Snowmass.
