I want to share with you some interesting data that I recently provided to a client with which I have a home listed with.  As part of an update, I did a Comparative Market Analysis to determine what is currently going on with YORK MAINE properties.  I also performed a snapshot looking back 1 year to- date and the results are interesting and are as follows;

CURRENTLY in York Maine there are 329 homes for sale with an average sale price of $707,600  (This number is impacted by 42 home priced over the $1mm range & 6 homes over the $3mm+ range!

The median sale price in York Maine is $485,000 and reflects a more accurate picture of home prices.
 
PENDING in York there are 23 homes with an average pending price of $397,200
The median pending price is $379,900.
 
SOLDS in York year to date 178 homes with an average sold price of $506,392.
The median sold price is $389,000.

What this trend is showing is that homes are selling in the Median range of $389K and on average were previously listed be around $429,856.  On average homes are selling for 10% less than asking price in the median price range!
 
The absorption rate for York is; 127 weeks of inventory on the market or 10.59 months of inventory!
