"Hatching the chicken"... the old adage "don't count your chickens before they hatch" is certainly a good one for real estate!
Whether buying or selling a home, once the purchase contract or listing contract is signed, there are many steps before that "chicken" is "hatched!"
When a real chicken is trying to hatch an egg, the chicken doesn't passively sit on the egg. Nope, the egg is turned so it gets even review and heat, is made sure that it has enough of the right environment, protection it from predatory others, checked it often to make sure it is in good condition, has the right nourishment so the shell is strong and can stand up to threats, and the chicken negotiates access to the egg as well - do you see the analogy?
Whether a purchase contract or a listing, I fully represent the buyer or seller. That means that what I can offer is primary representation for YOU - in contract negotiations, protection from out-of-line requests, adherence to YOUR desires as long as they are legal. NO DUAL AGENCY where both sides are represented by the same agent! I communicate as you wish so you are aware of market conditions that will affect your purchase or sale, and use skills in marketing, negotiations and knowledge of the industry and its laws to help you safely traverse the sometimes choppy waters of the real estate purchase or sales process. From seeing that water bills are paid as needed (since water in Dayton follows the person, not the property), to, with your permission, connecting with your lender to determine your best loan for your transaction to negotiating who pays what taxes.Â
Real estate transactions are rarely simple.
"Hatching the chicken" takes a lot of skill and knowledge as well as ethical practices. If you have questions about how I view the real estate transaction, please let me know. I will be happy to talk with you!
