Did you know that housing affordability is higher in New Jersey than it has been in years, and buyers are taking full advantage.
Just a year ago 44 percent of households in New Jersey could afford to buy an entry level home. In the first quarter of 2009, that percent has increased to 56 percent!
Lower median priced homes declining from $308,600 in the first quarter of 2008 in New Jersey to $299,800, in the first quarter of this year is a major contributor to the higher rate of affordability, along with record low interest rates. According to National Association of Realtors, in the first quarter of 2009, the average interest rate in New Jersey was 5.14 percent, compared to 6.02 percent in first quarter of 2008, a decrease of almost one full percentage point.
The alignment of favorable market conditions plus government incentives has resulted in unprecedented opportunities for New Jersey’s “first-time” buyers, including:
- $8,000 federal tax credit;
- Housing affordability;
- A state "pre-fund" program; and
- The New Jersey "Smart Start" Program
In a nutshell, many families who were unable to afford to purchase a home in the past few years, CAN take and ARE taking advantage of the opportunities presented by TODAY'S market conditions.
