For the last couple of years, we have all seen that when trying to purchase a home that the type of offer most often accepted is a cash offer, followed by a conventional offer and then followed by an FHA and then a VA - Veteran's - loan offer. But I'm here to tell you that the times are
changing!
Recently, even though banks are still releasing the foreclosed homes slowly, it is my experience that banks are accepting offers on Short-sales and foreclosures much faster these days and with my FHA & conventional customer's, and the way I position their offers, they're offers are getting selected quicker too! That's great news for everyone!
Much of this has to do with the consistent, persistent efforts and strategy employed by the agent and a never,
ever, give up on the deal attitude. Just because you're out-bid on an offer doesn't mean you've lost the home. And if you do lose on an offer, then you're agent needs to show you homes day after day and submit offer after offer until you do get a home you want at a price you can afford.
Your agent should
wear you out with communication and availability to and for you. You are going to have to put in effort too, this isn't a one-way street to getting a home. It requires effort. Are you getting that effort and secondly, are you
giving it to your agent? How willing are you to work at this? It is a competitive market and you can't just walk in and say, "I want this house...buy it". If that's your attitude going into this market, get ready for an attitude adjustment very soon. Just giving you straight no nonsense talk. Isn't that what you really want to hear?
Be sure when looking for a home that you don't just get an agent who will show you a home. Get an agent who will show
numerous homes that fit you any time of day or night regardless how many offers have already been submitted on a home. If that's your agent's attitude,
consider getting another agent who understands this market and is willing to exhaust himself/herself for you.
Like baseball, if you don't swing at the homes you want, you will never hit the home run. Swing until you can't swing anymore, and then swing again. However, submitting an offer is the easy part for an agent and it shouldn't be the end of the matter. Frankly,
after the offer is submitted is when even more work is needed!
When looking to purchase a home, get an agent that will work his/her tail off for you, show you homes any time, day or night, weekends and holidays, and one that will really, really fight hard for you and one who will give you homes/pitches to swing at. I don't know
