    WWW.CROWNPOINTINDIANAREALESTATE.NET, SCOTT GALLAGHER, 219-588-6787
TODAY, I'D LIKE TO TALK ABOUT THE VALUE OF BUYING A HOME. PERHAPS YOUR ONE OF THE MANY PEOPLE OF THIS WEBSITE THAT LIKE TO CALL UP AGENTS LIKE MYSELF FOR THE PURPOSE OF RENTING MERRILLVILLE, INDIANA REAL ESTATE HOMES, OR RENTING HOMES IN LAKE COUNTY, INDIANA REAL ESTATE. I STILL GET AN OCCATIONAL CALL FROM SOMEONE FROM TRULIA INQUIRING ABOUT RENTING. RECENTLY, I'VE READ A BLOG ENTRY FROM FORBES ONLINE REGARDING WHAT AN ECONOMIST FROM YOURS TRULY TRULIA THOUGHT ABOUT RENTING IN THE LAKE COUNTY, INDIANA REAL ESTATE MARKETPLACE. IT FELT GOOD FOR ONCE TO HEAR THAT SOMEONE FROM TRULIA THOUGHT THAT BUYING IN THE MERRILLVILLE, INDIANA REAL ESTATE MARKETPLACE MADE MORE SENSE THEN RENTING IN THE MERRILLVILLE, INDIANA REAL ESTATE MARKETPLACE. I FELT VINDICATED. HERE'S WHY:

    1. EXTREMELY LOW MORTGAGE RATES
    2. RISING RENTAL PRICES
    3. CRAZY BUYERS MARKET!
TRULIA'S VERY OWN JED KOLKO HAD ALOT TO SAY ABOUT THE MIDWEST AREA.
HE SAID THAT THE DATA HIS TEAM COLLECTED SAID THAT IT WAS A 'NO BRAINER' CONCERNING WHAT TO DO! BUY LAKE COUNTY, INDIANA REAL ESTATE! NATURALLY, I HAD ALREADY KNOWN THIS, BUT IT FEELS VERY GOOD WHEN SOMEONE FINALLY ADMITS TO IT ONLINE. BASICALLY, WHAT HE SAID WAS THAT MICHIGAN, OHIO, AND INDIANA WERE ALL 'NO BRAINERS'. HIS TEAM MADE THE STUDY FOR 2012 AND 2013. THE TREND FOR ALL THE METROS IN THOSE THREE STATES ARE GOING UP TOWARDS HOME OWNERSHIP! SO, YOU CAN SEE WHY I CONSIDER IT SO FRUSTRATING TO GET CALLS FROM PEOPLE FROM THIS SITE ASKING FOR RENTALS. ALSO, THERE ARE PEOPLE WHO LOOK FOR RENT TO OWN TERMS, BUT NO ONE FROM TRULIA EVER ASKS ME FOR THIS. SO, I CAN DECIDE WEITHER I'M GETTING A TRULIA CALL OR NOT BASED OFF OF THIS FACT ALONE. RENT TO OWNERS WILL NOT GET ANYMORE LUCK THEN RENTERS IN THE LAKE COUNTY, INDIANA REAL ESTATE AREA FOR THE SAME REASONS.

MANY PEOPLE FROM THE CHICAGO METRO CALL ME UP ABOUT RENT TO OWN HOMES IN THE MERRILLVILLE, INDIANA REAL ESTATE AREA. JED DIDN'T GIVE ANY DATA ABOUT THE CHICAGO METRO, BUT IT ALWAYS SEEMS THAT CALLERS FROM THAT AREA WANT RENT TO OWN, WHICH IS IN VERY LOW DEMAND IN THE LAKE COUNTY, INDIANA REAL ESTATE MARKET RIGHT NOW. I AGREE ENTIRELY WITH JED. ONE HAS ONLY TO GOTO MY WEBSITE AND READ MY BLOG ON HOW TO USE MY WEBSITE TO FIND THE BEST DEALS ON THE MERRILLVILLE, INDIANA REAL ESTATE MARKETPLACE, AND FOR FREE!

Scott Gallagher, Associate Broker, 219-588-6787. Weither you are selling your home in the crown point, indiana real estate marketplace, or anywhere else in the lake county, indiana real estate marketplace, you should always be aware if you have asbestos in your home, or not. One important thing about asbestos is that you don't always have to remove asbestos just because you have it. It's  found as duct and pipe insulation, amoung other things. The EPA says it's more dangerous to disturb anything thats not broken.
Sould you have asbestos or think you have asbestos that needs to be removed, you need to contact your local administrative department for asbestos or an occupational safety and health administration office. The EPA has suggestions about how to go about hiring a corrective-action contractor.
The costs for an asbestos inspection would be about $400 to $800 dollars. Most contractor's fees would be a minimum of $1,500 or more. If  an entire 1500 square foot house had it and needed asbestos removal, then the fee could be about  20,000 to 30,000 dollars. Anyways, be sure to arrange someplace else to sleep for the night.
So, weither you want to sell your home in the crown point, inidana real estate area, or anywhere else in the lake county, indiana real estate marketplace, be sure to ask me all your questions!

Scott Gallagher, Associate Broker, 219-588-6787. Want to buy a house in the merrillville, indiana real estate marketplace, but don't understand how your fico score works? Today I'd like to quote straight from a newsletter that a mortgage broker, sent me awhile back. These are the components of your credit score and how they are weighted.

First of all, payment history comprises 35% of the total score. The most recent history has more weight then earlier scores. For instance, if you had 2 late payments within the last 6 months, then you can kiss your chances of getting a mortgage loan goodbye! Second, Amount owed, or "capacity utilization" comprises 30% of your total credit score. So, just take your current balance and divide it by what your credit limit is and hopefully it will be between 25%-35% of your total limit. you can find all of this out for free by logging online to your bank account, remember? next, is credit history. The longer, the better. It is 15% of your total credit score. Also,  new credit and credit inquiries are 10%. Finally, type of credit is 10%. if you borrow alot, for example, you should not have an over-reliance on credit cards.

Furthermore, it is important to note that mulitiple inquiries of the same group of credit within a 30 day period is alright. just try not to buy too many types of things in one month, and it will only count as 1 inquiry for the fico score. Lastly, this is only for buying houses. it is important to note that for car loans credit history does not have to be so long like it does for home mortgages. the items fall under different models and have different risk values.

So, whenever you want to buy a house in the merrillville, indiana real estate marketplace, or anywhere else in lake county, indiana real estate marketplace, be sure to call me, Scott Gallagher, at 219-588-6787.

Should you want to sell merrillville, indiana real estate, or lake county, indiana real estate, here are some home improvement ideas!

How to remodel with potential buyers in mind

When you are remodeling your home it is important to strike a balance between your needs, the needs of future potential buyers. According to Remodel Magazine’s Cost vs. Value Report, homeowners can typically expect to recoup over 70 percent of what they pay for a minor kitchen remodel. Focus on the basics, like cabinet resurfacing, countertops, and flooring but stay away from pricey hand-painted tiles or built-in espresso machines. Remember, bold or unique product selections such as orange cabinets or red countertops will likely alienate future buyers, so stick to neutral themes.

Do your research to determine what remodels yield the highest return on your investment. When selecting an area to remodel be conscious of your neighborhood. Remember, your location is a large indicator of the price you can expect from future buyers, so if you do indulge in high-ticket items, enjoy them, but don’t expect a large return on your splurge. Currently, the remodels with the highest returns are: entryway doors, garage doors, finished basements or attics, and vinyl siding.
