Owning property in Playa Vista is slightly more expensive than other home purchases on the Westside. Because Playa Vista is a new community there is an additional Mello-Roos fee. Review Property Taxes, Mello-Roos, Homeowner Dues and Community Enhancement Fee.

Mello Roos or Community Facilities District:

 

Playa Vista is a Community Facilities District No. 4 (CFD). In 1982, the Mellow Roos Community Facilities Act was established. Mello Roos is a 40 year bond that allows financing for infrastructure, public improvements and services. These improvements and services includes: streets, sewer systems, police and fire protection, ambulance services, schools, parks, libraries, museums and other facilities. In addition to property taxes average 1.25 % of sales price supplemental Mello-Roos taxes are added. The Mello-Roos tax can decrease or increase. Currently Mello-Roos is approximately $2.00 per sq. ft. Playa Vista a planned unit development has monthly Homeowner Dues. There are two Homeowner associations in Playa Vista.

The Reserve and Runway Long awaited addition to Playa Vista is the Reserve and the Runway is under construction. The Runway is expected to open December 2014.
