2012 and the first few weeks of 2013 have been red hot in San Francisco real estate. New developments generally sell out quickly. The 12 homes at 2020 Ellis Street are no exception.
For those of you interested in the architectural designs of Stanley Saitowitz, 2020 Ellis Street should speak to you. It consists of 12 contemporary condominiums featuring solid oak hardwood floors, nine-foot ceilings, tiled bathrooms, and in-floor hydronic heating. There is also a roof deck and elevator in the building.

The last home remaining is Unit 404 (as of Valentine’s Day 2013). It is a top floor unit with an open floor plan, Northern views and includes the items above. It also provides the new homeowner with deeded parking and storage. The home is being offered at a price of $589,000.
Bonus: The Apple shuttle stop is just one block away!

    Millwheel South

Coming soon to the Dogpatch, located at 1301 Indiana Street, is Millwheel South. This new construction will offer a total of 32 new condos that will include One, Two, and Three bedroom homes. It is part of a Two Phase project and will be the first to be completed. The other phase will be known as Millwheel North, expected to be completed sometime in 2013.

These new homes will be spacious at 1,100 to 1,574 square feet and each will offer outdoor space in the form of a patio or a balcony. Many top floor units have great views of the Bay! Included with each home is one car parking with the opportunity for an additional space for purchase. There is also an option of purchasing storage space. There is only 1 One-Bedroom home available in Millwheel South. The rest of the homes are 2 Bedroom 2 Bath, 3 Bedroom 2 Bath, or 3 Bedroom 2.5 Bath residences. Prices are very competitive starting at just $649K and making their way to $800K. HOAs are icing on the cake at $295 and topping at just $390.

During my visit I was very impressed with the materials and finishes used and think many people will feel the same way. The impressive homes at Millwheel South include beautiful wide-planked wood flooring and gas fireplaces. High ceilings give these homes an impressive and spacious feel and kitchens are contemporary and provide you with gas ranges, Bellmont cabinetry (www.bellmontcabinets.com) and Caesarstone countertops (http://www.caesarstoneus.com). I am a big fan of the large stainless steel basin sinks in the kitchen too!

For those interested in finding a new home with incredible convenience to public transportation and access to both the 101 and 280 Freeways, Millwheel South is the perfect place to be. Just 3 blocks from the 23rd Street station on the 3rd Street Rail and just a quick hop onto either freeway, this location will make it a breeze to come and go from work or the pleasures of downtown San Francisco.

  • Potrero Square Lofts

                                            Potrero Square Lofts

Originally constructed in 1900 as the T.A. Robert’s liquor & wine warehouse and bottling plant, Potrero Square Lofts has a rich history in San Francisco’s Dogpatch neighborhood. It became the Kessler Building after its use as a warehouse and bottling plant and in 1993 Pyatok Architects converted it into its current, and beautiful I might add, condition that it is in now.

The original façade still exists in the front of the building but when you enter today you will find 58 residential homes and 4 Live/Work units. There is a choice of single floor or loft units that range in size from 661 to 1,900 square feet. There is also deeded parking for all the homes in this gorgeous building and street parking is still readily available for guests. Once inside the building you will be welcomed by 5 landscaped courtyards with an incredible array of mature trees and water fountains that offer an element of tranquility. In my opinion, there’s something nice about having running water near a home. As of Fall 2011, all of the interior courtyards have been repainted and look great!

Steps from the entrance on Minnesota Street you will find Esprit Park. This seems to be a regular hangout for dog owners and non-dog-owners alike. There always seems to be people in there whenever I drop by this area and seems to be a place where people can meet their neighbors and make some new friends. If commuting is important to you then you’ll love Potrero Square Lofts’ proximity to 3rd Street and Highway 280. They are both just 2 blocks away!

Potrero Square Lofts offer a great option for those who want a great home at a great price but don’t necessarily want to be in the heart of the action of city living.
