    Twitter is a mashup of brilliance, idiocy, art, confusion, hyperbole, and prayer in 140-character-or-less sound bytes.

    I think Twitter is even more ... Twitter is a reflection of the human soul. I've been Twittering since Sept. 8, 2007. Everything you need to know about me is contained in a bank of content there within a growing stream of some 1,749 140-character-or-less posts.     Are You Suffering From The Facebook 'Crazies'?

    Social media is fun ... it is also time consuming if you are playing or woking there without a plan. A dear friend who is new to Facebook sent me an e-mail this morning :

    Help! I need your help in sorting through all these friend requests on Facebook. I've said, "Yes" to everyone I know who is in real estate. I find it's chewing into my writing time and clogging my e-mail. Do you have any thoughts on how to manage this?

    I recommend the following

    1. Go to your Facebook NOTIFICATION settings (top right of page) and turn OFF all e-mail. You can handle these requests AT YOUR LEISURE from your Facebook dashboard. Do NOT let it interfere with your productivity or creativity!

      The only notification you should leave on is the one at the top of the list that is direct messaging, when someone “Sends Me A Message.” Some people now rely on Facebook for the bulk of their e-mail correspondence.

    2. Schedule only as much time on Facebook as you want … say, half an hour on Friday, to take care of notifications. Check your Facebook Inbox at that time also.

    3. Schedule another block of time to surf and play if that suits you.

    4. When you log in at the appointed hour, click on the HOME tab and you will see your notifications on the top right of the page. When you click on any one of those, all of your notifications will appear in a row. I delete all of the wacky application requests … I ignore Super Wall, Pokes, and all that crazy stuff. That is a sheer waste of precious time!

    5. Don’t spend too much time sorting through friend requestsI accept most requests. If you are using Facebook as a business tool, consider a friend strategy ... I will cover that matter in another blog post.

    6. If a “friend suggests” a friend for you, accept it.

    7.  Have fun. If it is not fun, don't play there!

    3. Financing Tips and Questions. What's happening in the real world of mortgage financing? What are loan officers asking for today that they were not interested in a year ago? What's working and what is not working on a personal level?
    4. Investor Opportunities. Are bank properties priced low enough to entice investors? Realty pros: What percentage of an agent's buyer clients are investors? How has this number changed in the last year?
    5. Short Sales. How do you separate the short sale specialist from the short sale shark? Drill down to a single story ... the tale of a short sale ... How long did it take to process the short sale? What are the emotions connected with a short sale?  ... frustration? ...anger? ...relief?  ...confusion?
