10 Ways to Use Trulia to Enhance Your Online Presence

Trulia is the fastest growing web site on the Real Estate Net. Real estate professionals have a complete set of Web 2.0 tools to magnify their online voice and connect with buyers and sellers everywhere! Here are 10 ways to leverage an Internet presence in real estate:

  1. Earn credentials as area expert.

A complete suite of Web 2.0 tools lets real estate agents show market expertise with up-to-the-minute statistics and reports that you can use in your blogs and on the Trulia Voices question-and-answer platform. You will achieve an increasing level of expertise as you answer more questions and blog.

  2. Brand your listings.

The most consumer-friendly property detail sheet is not complete without your name, your contact information, and a link right to your web site. Trulia receives listings from real estate companies, multiple listing services, and other online publishers. If your listing is here, brand it and it will appear on your profile page.

  3. Build your reputation proactively

Construct an online profile that includes a record of your accomplishments and lists your affiliations. There’s plenty of room, so include memberships in organizations that fuel your passion even if they are not real estate related (i.e. CARE National Advocacy, Big Brothers and Sisters, Turning Point).

  4. Showcase your testimonials on the Trulia profile page.

What better way to build a reputation than with the kudos of past clients and colleagues? As you are building this page, take a few moments to contact some past clients and ask them for a few words that you can use on this important page. Here is a great example.

  5. Drive quality leads to your web site.

Trulia delivers more traffic to agent and broker web sites than any other web site. The more tools you use, the more traffic you will drive to your web site. And consider the qualitative value of visitors who have researched the real estate market and read the answers to the questions that you post, and visitors who read your blog.

  6. Attract your ideal client.

Put the Law of Attraction to work for you and let your personality shine on your Trulia Blog. Share your thoughts and successes, share your joy as well as your frustration. Be real. Be you. Watch the magic happen as you establish an online kinship with like-minded consumers. What a great way to kick off a formal business relationship.

  7. Download Trulia SmartPhone applications for information when you are on the go!Use widgets and mobile applications to share market stats and listings.

Use a Trulia profile badge in your e-mail signature that keeps your online presence ever ready. Trulia market stats widgets and mapping widgets are FREE tools that drive consumer engagement on your personal web site. A TruliaHomeroll lets you customize a widget to match your web site and show properties for sale. A TruliaSearchbox widget lets your site visitors search for homes right on your web site.

Trulia iPhone and SmartPhone applications bring maps and property information to your mobile devices and car.

  8. Trulia Pro broadens your reach and exposure.

Trulia Pro offers exposure beyond organic search. Featured listings appear at the top of search results, and you can aim your exclusive Spotlight ad at 20 market areas or zip codes. Trulia Pro is easy to use, easy to modify, and the perfect way to upgrade your suite of FREE tools and services at Trulia. (Sign up for Trulia Pro and use this coupon for TWO FREE MONTHS: F44NN)

  9. Convert more inbound and outbound referrals.

Use the Member Search on Trulia Voices to find a real estate professional in other market areas to find the right match for your family, friends, and clients. Read agents’ answers to consumers to gauge their market savvy and select an agent or several agents to interview for a chance to work with a buyer or a seller.

  10. Carve a niche in your local market.

What is your special fancy? First-time homebuyers, historic homes, equestrian properties, luxury homes? Spend energy and have fun sharing insights and information about the market you know best. Use the keyword search tool to find conversations other agents and consumers are having and lend your voice to the discussion on Trulia Voices. Leave a trail of footprints that buyers and sellers can follow to find their perfect agent.

Great ideas! The new Trulia Stats and Trends are wonderful - as a Professional Realtor, I have access to this data in other places - however, this makes it so easy to link to various locations within Trulia.

Thanks.

I subscribed to ListHub thinking that my listings and contact information would be submitted to all of the portals including trulia. This site would indicate that I must brand each of my listing individually and not just on the trulia site but on any and all sites that sawitonline.com decided to post my listings. This would mean if I had twenty listings and wanted to popualate them to just five sites I would need to enter my data 100 times. Is there an easier way. Let me know, BrianBuru@aol.com or 718-318-3556

Frances,
I know it's your job to tell everybody about Trulia's wonderful features. But keeping it a little quiet would be o.k. too!!! Ha, Ha.

Hope you are doing well.

My best.

Carl: You are absolutely TOPS these days in the Blogosphere. Goodness, man, you are on fire. I totally LOVE it!!!

Heffernan Realty: When you claim your listings your information will be populated upon claiming them after the first one is accomplished. Let me know if you have any problems.

Monica, I've been travelling a bunch and enjoying some really good crabs ... I can't even look at a crab without thinking about you! Does everyone tell you that? I'm looking forward to some Crabby Holiday posts on your Trulia blog in the days ahead 8-)

Be Honest!!! #11 When people begin to buy again and they will, they will remember who took the time (site or agent) to give them honest information to get thru a rough unstable market!! But what they will remember more than anything else is who did not provide honest information. IMHO you want to avoid falling victim to ever changing public perception. http://www.gallup.com/poll/112264/Nurses-Shine-While-Bankers-Slump-Ethics-Ratings.aspx

Now for the most important question!!!! When will Emily get her next pay raise? Tolerating/ I mean working with such a wide variety of situations must be very demanding so maybe you could create a virtual tip jar or something. I am now running away. Best to you all, Dunes

Very informative.

Dunes, I agree that Emily does an outstanding job and handles some very interesting situations with a large measure of grace! I will pass along your suggestion about a tip jar with best wishes to everyone for a wonderful weekend! Warmly, Fran

Thanks I signed up for the spotlights at NAR, but when I do a normal buyer search for my listings, my spot light ad is not showing up in the places I requested it. Like Saline and Ann Arbor.

Also they are not coming up as featured when I search even though the criteria I put in should be the perfect match.

Can you take a look, I submitted a request a couple of weeks ago. Missy
By Frances Flynn Thorsen,  Sun Dec 7 2008, 07:46
Missy, I just sent a request for assistance ... will get back to you tomorrow. Thanks for connecting.

Excellent advise. Consumers connect with realtors they trust, like and feel confident will handle their transaction capably. Those qualities must be presented in your online marketing. Want to see an example of what we are talking about? Go to http://www.alantrugman.prudentialrand.com and click on the "About Me" tab.
By Frances Flynn Thorsen,  Tue Dec 16 2008, 07:19
Alan, That is an EXCELLENT "About Me" page ... I have one recommendation.

1. Read Tip #7.

2. Go to http://www.trulia.com/tools/

3. Select the tab "Trulia Badges."

4. Select a Trulia Ambassador Page for your "About Us" page.

5. Install it at the TOP of your list of badges ;-)

6. Have a glorious day!!! Thanks for stopping by and sharing your thoughts.

Fran,

I saved this until I could read it because I know you always have "goodies" to share with us all. I just downloaded the Trulia Mobile. What an incredible product! I totally see myself using this while on the road and somebody asks me..."How much is this house?". I will be the hero of the day!

Thanks for sharing!

"A complete suite of Web 2.0 tools", besides blogs, I'm interested in in learning of other tools I can checkout and start using. Thanks for the great info!

I believe that we will see an up tick in the number of sales with the $15,000 tax credit in the stinulous bill. Throw in the extra low housing prices and the low interest rates, and we may actually see a good year in 2009 for our industry.

How refreshing to hear a voice of optimism grounded in common sense! ... and this from a man who has made some good calls when many other people were taking the opposite view. Over the years you have been proven right more times than not!

Yes, James. It makes sense that we should see a good year ... keep that thought! Your record speaks for itself.

I had to stop by to say Hi. As usual you are sharing good information. Will put branding my Trulia listings on my todo list for later today. Once again you are giving me homework. :)
By Frances Flynn Thorsen,  Sat Feb 7 2009, 06:55
Pam, You are doing some great blogging over at ActiveRain!! Branding your listings is a good idea ... thanks for stopping by ... when you are finished with your homework, send me a link to a listing so that I can see what you are working with these days ... so nice to see you again!!

BTW ... I am getting ready to launch another round of No Blogger Left Behind next month and I am "comping in" all interested NBLB alums ... there are some new corners of the Web we will explore ... perhaps I will see you there!! Have a great weekend ... Happy Blogging!
Great tips Frances! I am excited to share them in my next Trulia class for agents!
