Bob Stewart (of Active Rain fame) was good enough to bring to my attention (as well as to the attention of others) that Redfin is making some changes in their internet presence.
As many of you know, Redfin has a remarkable internet residential search site. I know that I've had clients of mine, send me listings they want to see, from the Redfin site. They find it easy to use, efficient and effective. (I find it a bit irritating, that the competition's website is considered by some of MY clients to be better than ours, but buyers will use what they like).
Well, just this morning, Redfin announced that they will begin making available to registered viewers, the notes that Redfin agents make (for their clients) when viewing OTHER Realtor properties.
Okay... let's parse that for a moment. That means that if a Redfin agent shows one of my properties, after the showings, they will make some notes on that property, designed for their clients. But, if in the next 2 days, the clients don't let the Redfin agent know that they'd like those comments kept confidential, they will then become available for all of their registered users.
So, suddenly the comments from that Redfin agent, from viewing my property, will be viewable by the general public.
Yikes! Think about some of the comments that we make between we buyer's agents and our clients. "overpriced", "tiny bedrooms", "poor floorplan", "Under the freeway" (okay, I've never actually made that last comment) but Double-Yikes!
Now, Redfin says that they will be enforcing some "standards" to keep the comments from being rude, crude an lascivious. So I don't think we'll be seeing any "unfair" comments. After all, they comments need to be "useful" for their clients, so they have to be fairly reasonable and hopefully accurate.
So, who will this impact most?? Well, I'd have to say the largest impact will be felt by the largest listing agencies. Whomever is the biggest listing company, in the areas served by Redfin, (who works primarily on the Buyer's side) will be seeing comments from the competitions' agents. Be prepared to hear from some of our sellers when they get hurt by comments. You're gonna be soothing some bruised feelings.
Now, of course you know that the first thing I did was to check and see if any of my listings had been "guerrilla commented"... but so far, I was in the clear!
This is a great move on Redfin's part, as it will likely get them a lot of new "registered viewers" (me, included)... we'll see how it shakes out, but my guess is that buyers will like it.
Just when you thought it was safe to go back into the MLS!
