    I have lived in the FallsChurch/Annandale area for several years and as a local real estate agent I am very familiar with all of the sub-divisions in the area. One particular place really stands out and that is the Sleepy Hollow Woods sub-division of Annandale.

    Developed in 1959, the Sleepy Hollow Woods sub-division of Annandale is a neighborhood of 377 homes located in the Mason District of Fairfax County just off Sleepy Holllow Road and Columbia Pike. It’s a great place to live and has lots to offer!

    The Sweet Spot

    Sleepy Hollow Woods sub-division is one of those sweet spot areas in Northern Virginia  because of it’s convenient location inside the Beltway with easy access to 495, RT. 50 & 66 for quick commutes. You’re only 6 miles to the Dunn Loring Metro Station,  8 miles from Tyson’s Corner, 9 miles to Old Town and 11 miles to Reagan Airport. There is easy access to golf courses, gyms, various types of restaurants and many well kept parks.

    My two favorite places in the area? The Falls Church Farmer’s Market on Saturday mornings and JV’S Restaurant on 50 & Annandale which has the best live blues anywhere in the region.

    Schools

    Residents of the Sleepy Hollow Woods sub-division have 3 schools under the Fairfax County school system: Belvedere Elementary, Glasgow Middle School and Stuart High School.

    Great Homes

    There are 3 types of homes in the Sleepy Hollow Woods sub-division designed by the Dewberry & Davis Architects: Split levels, bi-levels and 2 level ramblers with the majority of them built between 1959 and 1961. These 3 floor-plans offer great flexibility for homeowners and provide for a great opportunity to expand, as many have in the neighborhood.

    There are 4 model names: The Raleigh, The Wakefield, The Yorktown and The Winchester. Original prices when new? The Yorktown ($24,999), The Winchester ($24,490), The Raleigh ($23,990) and the Wakefield ($22,490).

    The homes sit on varied lots. Some are nice and flat and some sit on rear sloping lots with gentle elevations. Many of the homes even back up to Holmes Run Valley Stream which can make for a picturesque back yard.

    You can say properties have appreciated a bit since they originally sold. Within the last 30 days, homes have sold for between $450,000 to $650,000. If you are an original owner you could be sitting a good deal of equity.
