  • Mortgage Rates Fall Back to 6-Week Lows

    For the second consecutive week, fixed-mortgage rates eased, offering home buyers a slight bump in affordability in the midst of the spring home-buying season, Freddie Mac announced in its weekly mortgage market report.

    "Mortgage rates continued to ease this week as housing starts rose 2.8 percent in March but not as much as expected,” Frank Nothaft, Freddie Mac’s chief economist, says. “Also, permits fell 2.4 percent in March to a seasonally adjusted annual rate of 990,000, which followed a slight downward revision of 4,000 permits in February."

    Freddie Mac reports the following national averages with mortgage rates for the week ending April 17:

    • 30-year fixed-rate mortgages: averaged 4.27 percent, with an average 0.7 point, dropping from last week’s 4.34 percent average. Last year at this time, 30-year rates averaged 3.41 percent.
    • 15-year fixed-rate mortgages: averaged 3.33 percent, with an average 0.6 point, dropping from last week’s 3.38 percent average. A year ago, 15-year rates averaged 2.64 percent.
    • 5-year hybrid adjustable-rate mortgages: averaged 3.03 percent, with an average 0.5 point, dropping from last week’s 3.09 percent average. A year ago, 5-year ARMs averaged 2.60 percent.
    • 1-year ARMs: averaged 2.44 percent, with an average 0.5 point, rising from last week’s 2.41 percent average. A year ago, 1-year ARMs averaged 2.63 percent.

    Fees for refinancing into a Federal Housing Administration (FHA) loan are set to fall, as the upfront mortgage insurance decreases to 0.01 percent of the base loan amount, from 1 percent, beginning June 11.

    For buyers, the upfront mortgage insurance premium will increase to 1.7 percent of the loan mount, from 1 percent, effective April 9.

    Annual insurance costs, paid monthly, will rise 0.10 percentage points.

    Those with jumbo loans – loans that are more than $625,500 – will see a 0.35 percentage-point jump in the annual insurance premium, effective June 1.

  • Winter Months Can Offer Great Time to Sell

    Winter’s harsh weather certainly can bring a curve ball to selling, but real estate pros are finding it a good time for sellers to sell and buyers to buy.

    That’s because the real estate market tends to be smaller in the winter, and buyers and sellers tend to be more serious and motivated about making a deal.

    "If they wait for the spring market, there's more competition" for buyers, says Ricki Sellner, of Coldwell Banker.

    As for buyers, winter can be a buyer’s market. "They can usually get a better price, because there are not as many buyers in the market. If a house is on the market in the winter, the seller is usually extremely motivated," says Nicolette Lisella, of Terrie O'Connor REALTORS® in Allendale, N.J.

    However, the common weather-related winter obstacles are often still there: The house often lacks curb appeal, icy sidewalks, and snowy driveways.

    But "when buyers come out in rougher weather, you know they are serious and motivated," says John Reilly, of Century 21 Van Der Wende in Little Falls, N.J.
