I'm a little tardy on getting these stats out now but better late than never right?  Here's October's data for the neighborhoods:

All  "SOLDS"  data for the 95826:

34  Sold Single Family Homes.

Average Square footage: 1,435

Average Listing Price:  $190,009

Average Sales Price:  $184,753

Median Days on Market: 32 days

High Sales Price:  $295,000

Low Sales Price: $103,000

College Greens/Glenbrook "SOLDS":

17 Sold SFR's

Average Sq. feet:  1,417 

Average List:   $216,841 

Average SOLD:$210,335 

Median DOM: 33 days

Rosemont "SOLDS":

17 Sold SFR's

Average Sq. feet:  1,453

Average List: $163,176 

Average SOLD:   $159,171 

Median DOM: 32 days

As of Today (October 23, 2010) here's a snapshot of both markets:

College Greens/Glenbrook: 37 Active listings, 20 Active Short Sale/Contingent, 18 Pending.

Rosemont: 47 Active listings, 58 Active Short Sale/Contingent, 31 Pending.

Doug's Take: Sales in the neighborhoods actually picked up a bit again in October compared to September.  There are buyers out there but not nearly as many during the spring tax credit peak.  Also, the sales that are closing have been for less money than in the spring.  The buyers are bargain hunting more now than when there was huge buyer competition.  The homes that are in good condition and come on the market just below the market value are the ones selling.  Properties coming on the market a bit high are sitting with very little showing activity.  Interest rates are still incrdible so this amount of sales should stay but not close to the sales pace of the spring.  If you are listing a home between now and the spring, price it right from the beginning!! or you will be regreting it months later.  Buyers are going to find some great deals this winter all over the Sacramento area.  Funny thing is, most buyers don't buy in a buyers market.  Think about it, they wait until everything has bottomed out again and prices are going back up and then there's tons of competition.  I would be licking my chops if i was going to be buying this winter.  Options are going to be available, prices are done free falling and just easing to a flat spot now, interest rates are fantastic!
