Why I recommend
I strongly recommend a Pre-Listing Home Inspection to Home Sellers.
When a seller obtains a home inspection it shows they are concerned about the condition of their home. I would also recommend all repairs be taken care of prior to listing the property. The Home Inspection plus the corrected issues should be available to the buyer after an accepted offer is received.
In my opinion, this sets a better tone between Buyer and Seller and builds trust. The buyer can then go ahead with their own inspection and hopefully, there will be no unresolved issues found. It's shocking what a home inspection can uncover and if there are too many repair issues it can scare away a potential good buyer.
I believe that when a Buyer sees that the home is in good repair, they will be more willing to make a strong offer to the seller and the sale itself will be a more pleasant experience for all parties involved.
