Setting the Price too High



Trust your agent when it comes to property pricing your home. An agent that works with buyers, as well as sellers will have a balanced idea of pricing, having been in "the trenches" so to speak, and knowing what buyers are willing to pay in any given market.

Waiting for the Market to come back



No one knows when home prices will will return - and don't expect values to return to 2005-06 levels soon. But that doesn't mean you should wait until then to sell your home. In fact, waiting could cost you thousands of dollars in home value, in a down market. Also, listing in a traditionally slow time, will limit your buyer pool

Skimping on Listing Photos



Nothing turns off buyers, and even buyer agents then one blurry picture! With the number of property on the market, your home will be overlooked in favor of one that can be seen.

Faux Pictures



Some listing pictures are nothing more then "magic" and very disappointing when the home is actually visited by the buyers. This is actually the biggest "pet peeve" of buyers.

Deferred Maintenance



Nothing says "neglect" like a home that is poorly maintained. Buyers notice it right away. Have a friend walk through your property and allow them to honestly point out the small details that need to be taken care of. It will result in better offers, and happier buyers.

Failing to Pre Approve Buyers



This is actually the job of the Buyer's agent in my opinion. I never take a buyer to see property without a Pre-Approval from a reputable bank. Failure to take this step is the reason that sales fall through escrow.

Making your Home Inaccessible



Agents and Buyers are busy and have to juggle commitments. Why make it more difficult? When we see a listing that can only be viewed from 10-11 MWF and has to have a special reservation, unless it is perfect in every way, we will look at the easy to get into property first...and likely that one will sell instead of yours.
