What do I say when my Seller says they want to price the home at their preferred price, not mine?

Mr. or Mrs. Seller,

My job is to evaluate the market and your home and get your home sold in the fastest time, for the most money possible, and leave none of your money on the table.
  1. I am consulting with you about the importance of not "chasing-the-market" down.
  2. The market is whatever the first Buyer will offer for your home and negotiate  a price acceptable to both parties
  3. The first 2 weeks on the market are the most critical, because the largest pool of Buyers will review or see your home during that period. After that, we are attracting the "new" Buyers entering the picture and the trickle of Buyer coming on board. We will never have that audience that we have in the beginning.

Pricing is the most critical component of selling your home. I will discuss the other 2 most important factors, later.
