Rental Basics, Jackson Ohio
Hi I’m a real estate agent that buys and sells in Jackson and Athens Ohio, but I also own rental property and help newcomers in the area get acquainted and find places to rent. This is not easy, because in our market the homes that are 3 bedrooms are rented very fast (one week tops). So if you are looking to rent here give me a call. The rentals go away very fast, so when you call me I check with the newspapers and call all the people I know that have rental houses. I don’t get anything really for helping you rent another person’s home, but I don’t mind. Maybe when you buy you will come to me again for help.
Some of the people moving into the area would rather buy after seeing the prices of the rentals. Rent can go for as much as 800 a month depending on the home and land. I love to help and I work quickly to get you settled. Most landlords have an application to fill out and it allows them to pull criminal and eviction background on a prospective tenant. If you have had trouble in the past it is best to list this on the application and give the landlord an explanation of the former problem. Then he or she can make a decision which is best. If you hide something and they find it, you probably are not getting the home or apartment.

Although I am not a fan of government money i.e. tax dollars being used to get people into homes, I understand that for some this is the only way to buy a home in this poor economy. And for others, who were buying or selling anyway, hey take advantage of the tax credit.
If you have considered buying or selling, now is the time. Interest rates are rising; home prices are down in most markets.
If you owned your principle residence for five years of the last eight you are considered a current homeowner.
A first time homebuyer if you and your spouse haven’t owned a home for three years before your purchase.
There are other requirements of income, and you should consult your tax professional for your needs. See Houselogic.com for more information http://www.houselogic.com/articles/homebuyer-tax-credit-what-you-need-know/
This is a great time to buy, or sell your home.

Wow, what a wonderful year we all have been having in the world of Real Estate. I have sold about half of my yearly goal and don’t see the light at the end as of yet. Many of you may feel the same. As an agent we often know of a good deal before the public does, and while I always disclose agency I often find a wholesale deal where the owner is ready to sell. For the last three years I have bought and rehabbed homes to rent out in the Jackson Ohio area. This works out for me as I count the cost before I buy the property. After the rehab, rent the property at a profit over PITI or principle, interest, taxes and insurance, but also calculate your ROI or return on initial investment. Here is a great book to get you started. Called “The Weekend Millionaire's Secrets to Investing in Real Estate” This is a great book that we found by chance in the airport book store one year. This book has changed our lives. We now own 14 investment properties that are bringing in a monthly income. Read the book to get started, Happy investing.
