Year over year home sales in Albemarle and Charlottesville up so far in October!

Nationally, pending home sales continue to exceed projections and prior year trends.  For the 7th straight month, the National Association of REALTORS reports that pending home sales increased vs. prior month. This is great news for home sellers and indicates that buyers are returning to the market and making purchase decisions.  The deadline for the $8,000 tax credit for first time homebuyers ends November 30, 2009, so expectations are that this trend will continue through the end of the year.

In Central Virginia, October 2009 sales are on a much faster pace than we experienced in October of  2008.  You might remember that home sales saw significant declines beginning last October due to the financial crisis that enveloped the nation.  

Indicators are definitely reflecting a more positive environment for home sellers.  Is it the right time to list your home?  That depends on many factors.  How's that for an answer?  Each decision needs to be evaluated individually by an experienced, knowledgeable REALTOR and YOU!  Every home sale opportunity is unique depending upon when you purchased your home, what you owe, and what your motivation to sell is.  For some sellers, it's a great time to sell.  For others, you might be advised to wait.
