Floyd Wickman|R Squared|Ask the Experts and Parade of Techniques. Ask the Experts and Parade of Techniques during Floyd Wickman's R Squared Coaching is a classic example of the Floyd Wickman Core Values, which includes embracement of the Get By Giving Philosophy.

During these two R Squared segments, agents share a technique they have recently found useful and/or ask a question of the other participants in Circle of Eight format, getting an answer to their dilemma from up to 8 other agents. floyd wickman r squared

Some of today's tidbits included the following:

How do I free up more time for prospecting?

    • Schedule it in your SMART Week
    • There will always be disruptions, so block off prospecting time
    • No better motivation than remembering your income is directly related to the number of calls you make
    • Shut your door when you make your calls so you don't get interrupted!
    • Get rid of distractions. If you were at a "REAL" job, your boss wouldn't tolerate interruptions, so you shouldn't either
    • Prospecting should always be on your Top 5 Things To Do Each Day list

What is the best use of my time for getting listings? I often get to the appointment and all they really want is a free CMA

    • Ask the homeowner for a referral in exchange for the free CMA
    • Make sure to follow-up with the potential homeseller. Put them in your 1-31 follow-up system
    • Start the appointment with your POCA (Preview of Coming Attractions). This will put you in control.
    • Ask the question "On a scale of 1-10, how motivated are you to list your home soon?"
    • Don't go on any listing appointment unless it's "Gettable". This means that you make sure all decision makers are present, you have enough time to properly conduct the appointment, you know their motivation beforehand, you know "their" price beforehand, your CMA is a "ballpark analysis", and you've sent a "pre-listing package."

How do I convert buyers from Open Houses and show my value? floyd wickman r squared award winners

    • Check out www.ereadysetsell.com
    • Ask a lot of questions
    • Make yourself "unique."
    • Make use of "cream puff listings."
    • Give them something of value, such as a Homebuyer Helpkit.
    • Remind them that your buyer services are FREE, as the seller is the one who pays commission.

How do I stay organized with all the mounds of papers in my office?

    • Start the "Paperless" process TODAY!
    • Look at and/or touch each item only ONCE. Save/scan/file or toss it!
    • Try your dangest to get so busy that you have to hire an assistant, who will handle those mounds of paper for you!
    • Find a system, such as Top Producer
    • If you're afraid to throw anything away, just in case your computer crashes, simply purchase "Carbonite" or another similar back-up program to store all of your files automatically online.

How do I increase my listing inventory?

    • It's a process that involves your motivation. When you make your B.O.B. calls, always probe for listing referrals
    • Use the Floyd Wickman Program FSBO Kit!
    • Work expireds. The have already admitted they want to sell and are ready to price it right.
    • Mondays are the best day to call expireds, as they may have attempted an Open House and most likely no one showed up.
    • Many FSBO's are actually short sale prospects, as they may be doing for sale by owner because they think they can't afford a REALTOR. Explain to them that they don't pay the commission, their lender does.

Parade of Techniques included www.spokeo.com, which is a cross index program that gives you names, address, phone numbers, and email addresses.

Stay tuned for more installments of Parade of Techniques and Ask the Experts!

  • Are You Willing To Leave Your Dream Home To Chance?

Posted Under: Home Buying in Toledo  |  June 14, 2011 4:59 PM  |  534 views  |  No comments

Are You Willing To Leave Your Dream Home To Chance? Will it end up being your dream home - or a house of cards, with success teetering on nervousness, emotions, and chance?

How can you help to insure your success? How can you increase your odds of finding the perfect home, negotiating an offer in a price range you are comfortable with and ultimately sitting at a closing table?

Your insurance policy is simple ... call a licensed real estate agent, whose buyer services are free.

Why do all the homework yourself when a real estate agent can not only walk you through the process, but guide you through the maze, throw you a lifeline in rough water, and act in your best interest. For free.

How can I say a agent's services are free? Simple. While they represent you in a transaction and keep your best interests at the top of their list, their commission is paid at closing through the listing agent's total commission. This is called the "co-broke" fee, meaning "cooperative brokerage" fee. The listing agent advertises in the MLS what portion of the total commission a selling agent will receive.

With all the homes on the market today, many with special conditions due to short sale circumstances and foreclosures, a realtor is an essential part of the process.

So, before you pick up the phone to call any old name on a sign; do a little research, ask your friends and family for recommendations, and be prepared to team up with a qualified real estate professional.

Let's not let your house of cards come tumbling down, okay?

  • Yes, Banks Are Approving Short Sales in Toledo

Posted Under: Market Conditions in Toledo, Home Selling in Toledo, Foreclosure in Toledo  |  January 4, 2011 7:07 AM  |  609 views  |  No comments

OH – The Stop Foreclosure Institute sometimes receives e-mails from people that short sales are impossible. Well, short sales are not impossible. They just take time. Here is an example.

The Stop Foreclosure Institute was attempting a short sale on a property. The bank turned down an offer for $220,000 on the house.

Discover how other sellers successfully did a short sale to avoid foreclosure by clicking here.

Today it looks like an offer for 185k will be approved. Why is that? The first offer was submitted 4 months ago.

The bank did an appraisal. The appraiser thought the house was worth $265,000. The lender rejected the offer because it didn’t meet their guidelines.

We put the home back on the market and waited for another offer. The property values continued to decline. The next offer came in for $185,000 several months later.

The bank re-opened the short sale process and ordered a new appraisal. This appraiser thought the house was worth $197,000.

The bank approved the short sale offer. As you can see, short sales can get approved with a little luck, time, and persistence. With some luck, the bank will see that the short sale makes financial sense and approve it.

We’ve seen over 50% of our short sales sell, get approved, and close in 3-4 months. And that’s the first attempt at negotiations.

The majority of the remainder will get approved, but we will have to submit more offers.

Thinking about a short sale? I can help you short sale your property and never pay the bank another penny. Send me an e-mail at deenofziger@bex.net. I will contact you for a free consultation.

When we talk, I will explain how the process works in detail and answer any questions you may have. Or, if you prefer, you can call me at (419) 260-1435
