  • Tax Free Weekend

Posted Under: General Area in Chesapeake, Home Buying in Chesapeake, Foreclosure in Chesapeake  |  August 2, 2012 3:40 PM  |  836 views  |  No comments

I got the memo too late but for those of you just starting your school shopping this weekend is tax free..

According to the Norfolk Examiner.......school shopping Norfolk

If you live in Alabama, Arkansas, Connecticut, Florida, Iowa, Louisiana, Maryland, Missouri, New Mexico, North Carolina, Oklahoma, South Carolina, Tennessee, Texas and Virginia, forget your coin purse at home, the this weekend is tax-free. Shoppers in these states will not have to pay state or local sales taxes on clothing and other retail products below a set price. The tax holiday legislation was passed in hopes of stimulating the economy, but last year’s tax-free weekend saw plenty of shoppers but few sales despite the plethora of “sale,” “savings,” and “discount” signs. Legislators and retailers hope this year will see an improvement.

  • 5 Banks to offer mortgage relief starting with Bank of America

Posted Under: Home Buying in Chesapeake, Home Selling in Chesapeake, Foreclosure in Chesapeake  |  May 8, 2012 6:04 PM  |  709 views  |  No comments

Have a mortgage with Bank of America? Then Your bank is the first to step up..............

If you are one of the select few, you may receive a mailing soon from Bank of America offering a mortgageStop foreclosurerelief package.

As part of a recent settlement Bank of America is forced to offer to HUNDREDS OF THOUSANDS of their customers a mortgage forgiveness program.

The details will be in the letter but in essence will forgive a part of the principal balance of their mortgage.  Over 200,000 candidates will be eligible half the letters are being mailed this week and many more will be mailed later this year.

According to the Department of Justice:

If you are not a B of A customer do not get upset, there are 5 banks total included in this $25 Billion dollar lawsuit so your bank may be stepping up next.

The National Mortgage settlement announced "The deal will reduce loans for only a fraction of those Americans who owe more than their homes are worth. It will also send checks to others who were improperly foreclosed upon. But the amounts are modest."

for many in Hampton Roads this good news comes a little to late, but those who can benefit should be aware.

The guidelines announced back in February were as follows:

    whose eligible must:

    • Owes more on the mortgage than the property is worth today.
    • Was at least 60 days behind on payments on January 31, 2012.
    • Has a contractual monthly payment for principal, interest, property taxes, hazard insurance and any applicable homeowner association fees totaling more than 25 percent of gross household income.
    • Has a loan that is owned and serviced by Bank of America, or serviced for another investor that has given the bank delegated authority to do such modifications.

To see a copy of what the letter will look like CLICK HERE

  • Buying a Home Selling a Home Think outside the box.

Posted Under: Home Buying in Chesapeake, Home Selling in Chesapeake, Foreclosure in Chesapeake  |  April 21, 2012 7:27 PM  |  494 views  |  No comments

Home Inspection addendums are not always about repair request.  Some times it may be a call to get creative.  In lieu of repairs you may want to:

    Ask for a price reduction

Ask for a sellers credit towards closing cost (if your loan will allow it)

    Ask for furniture

    Ask for the sellers car

    Ask for the sellers pet

Ok now I am being silly but you get the idea....... The bottom line is to think outside the box.  sometimes there is not enough time for a repair before closing.  Sometimes you do not trust the seller to correctly fix an item.   It is times like these where thinking out side the box comes in handy.........

This can also be beneficial to a seller who is strapped for cash and does not have the money to make repairs or give credits. Find another item to negotiate thaat the buyer may benefit from.

However buyers if you for-go a repair remember to address the item as soon as you can after closing especially if it is an item an inspector marked urgent for needing repair.

In the end be sure to go over the report carefully with the inspector so you can understand if there is any potential hazards.

  • Alert it is Termite Swarming Season

Posted Under: Home Buying in Chesapeake, Home Selling in Chesapeake, Foreclosure in Chesapeake  |  April 13, 2012 3:21 PM  |  528 views  |  No comments

Did you know Hampton Roads is ranked number 3 worst places for TERMITES!

It is termite swarm-er season and if you do not have a termite contract you may want to contact a company for a quote.

If you are in the process of buying or selling most loans require a clear termite and moisture letter to close.  It can be negotiated for either the buyer or seller to be responsible but the letter is usually in order to get a clear to close from lender.  Because the problem with termites and moisture can be difficult from Virginia beach to Williamsburg our contracts have verbage that discuss this issue.

Several local companies are running SPRING SPECIALS on treatments, letters, or annual contracts.

Hug A Bug      http://hugabug.net   757-839-0001 ant vs termite

    Priority Pest Control    http://prioritypest.com  757-204-4523

    Reliance Pest Control  http://reliancepest.com  757-485-5005

At one time or another even the cleanest house can have ants, spiders, insects, and termites.  It is better to treat it quickly before it becomes a problem.

It is helpful if you learn the difference between an Ant and a termite see diagram on right.

If you live in the Hampton Roads area it is highly advised that you have an annual termite inspection.
