    In today’s Scottsdale real estate market the competition is fierce and if you want to get the best offers and sell quickly, your home must be in tip top shape. Don’t wait to grab buyers when they first enter your home, grab them from the curb. It’s your first chance to make a good impression, so you’ve got to make it count. Preparing your home to sell involves cleaning, de-cluttering and decorating your home in ways that will appeal to the most buyers. Today’s Scottsdale home buyers have high expectations when purchasing a home. They want it in move-in condition and priced right. Make potential buyers fall in love with your home!

    Curb Appeal – Make a good impression from the time they step out of the car until they reach your door. Power wash patios and walkways if needed and add flowers and potted plants at the front door and on the patio.

    Depersonalize and Packing – One of the hardest things for sellers to do, but one of the most important things is pack your excessive personal items. Cluttered homes deter buyers. You want them to see your home, not looking at all your stuff. Think about removing outdated or over-sized furnishings. Dated can easily become eclectic and over-sized furniture takes away precious living space. Taking yourself out of the picture makes it easier for buyers to imagine themselves, and their stuff, in your space.

    Pay Attention to Color and Light – You may have the love for red walls in the living room, but strong colors turn buyers off. Paint is the best bang for your buck. Painting your walls a stylish, neutral color is one of the best ways to freshen up your home and make it appeal to the largest audience of buyers. A neutral home appears larger and has less chance of offending someone. Be sure to open up blinds and draperies to show off the natural light throughout the home.

    Don’t Forget the Flooring – Consider replacing worn carpets and refinishing shabby hardwood floors. A colorful new area rug can be a quick fix and disguise the look of an old floor.

    Make it Shine – Remember that buyers will look in your cupboards, under your sinks, inside your appliances and your closets. Make it hotel clean. Mop, dust, vacuum, clean baseboards, wash windows and don’t forget to tidy up the garage. A clean home is a sign of how well your home has been maintained.

    Complete all Repairs – Squeaky doors, chipped or smudged paint, settling cracks, etc. Renew the look of any room by replacing old or dated light fixtures and door hardware.

    Live it up Outdoors! If you have a great patio, turning it into an outdoor living space will seal the deal with buyers.  Now sit back and watch your hard work pay off with offers resulting in a quick sale!

  • Appraisal Problems And New Guidelines For Appraisers

    Just when you think you have your home sold or you’re finally buying the home of your dreams, you get the unexpected call, the property didn’t appraise for the agreed upon price. Unfortunately, appraisals continue to be a major problem in Scottsdale and throughout the country.  Due to the abundance of foreclosures, short sales and out of area appraisers that lack local knowledge to accurately value a property it’s happening quite often.

    The Appraisal Institute recently released new guidelines to instruct Appraisers on how to deal with distressed sales and foreclosures when seeking comparable sales.

    The new guide instructs appraisers to rely on less recent sales and broaden their geographic parameters when they cannot find an appropriate comparable within the traditional boundaries.  Foreclosures and short sales usually do not meet the conditions outlined in the definition of market value.  Short sales involve seller motivations and foreclosed properties may be damaged or deteriorating, however appraisers cannot discount foreclosures and short sales as potential comps.

    Appraisers must investigate the circumstances of each transaction, including whether motivations were involved, sales concessions were involved, the property was exposed on the market for a typical amount of time, the marketing program was typical or the property condition was compromised.  When using distressed sales as comps, appraisers must assess all aspects of the sale and decide whether it is appropriate to make an adjustment due to the uncommon conditions.

    The industry, both from a lending perspective and appraising perspective, has gotten as outrageously conservative now as they were outrageously aggressive a few years ago.

    Scottsdale is counting down the start of the Waste Management Phoenix Open January 30 – February 5, 2012 at the TPC Scottsdale. Known to many as “The Greatest Show On Grass” and sporting the largest crowds on the PGA Tour.  Why is it so popular? Could it be because of the location in Scottsdale? Could it be because the best golfers in the world come to play in this  world-class event?  For many fans, the atmosphere is a bigger draw than the sport.  Would you believe there are folks who have bought tickets and never actually seen a golf shot?

    My favorite, the loudest and most exciting hole for spectators to watch is the 16th hole due to the “Amphitheater” atmosphere of the hole. The 16th hole described by most as “one big party” is the place to be.  Ranked by the PGA as a very easy par-3 hole, players either get the crowds love or feel the sting of “boooooo!”.

    Mark Wilson, the 2011 defending champ edged out Jason Dufner on the second playoff hole to take top honors, and a $1,098,000 check, at the 2011 Waste Management Phoenix Open.  A few of my favorites are on the list to play this year…Vijay Singh, Justin Leonard, Fred Couples and Camilo Villegas.

    The 2012 Coors Light Birds Nest will run February 1 through February 4 located across the street from the main entrance to the tournament. The Birds Nest has gained legendary status on the PGA TOUR for being the Biggest Party and the coolest place to hang out. Packing the Bird’s Nest this year, Grammy-award winning artists the Goo Goo Dolls & Will.i.am of the Black Eyed Peas will headline this year’s entertainment line-up.

    Spectator Tips

    • Be sure to check the forecast.  Expect cool mornings and sunny afternoons, so dressing in layers is the best idea.
    • Must have items include sunscreen, hat, binoculars, a blanket or low chairs and most importantly comfortable shoes. You’ll see some people, mostly women in stiletto heels. That never ceases to amaze me!
    • Pick up a daily pairing sheet to find out when the players tee off so you don’t miss your favorites.
    • Concession stands are located throughout the tournament grounds and provide a great lunch or dinner.
    • Mobile devices are now allowed.   No need to sneak your iPhone in, they’re legal this year, but there are a few guidelines spectators must follow.
      General Admission Single Daily Tickets are $25 and are available at the gate.

      Scottsdale welcomes racers of all ages this weekend!

      More than 30,000 people are expected to participate this weekend in the ninth P.F. Chang’s Rock ‘n’ Roll Arizona Marathon.  There will be live music every mile!  Live bands will be performing from classic rock to blues and jazz along each mile of the race course.  Runners and spectators alike will be dancing in the streets.

      To get the most out of your weekend and minimize stress, be aware of the road closures in your area and plan ahead for an alternate route or added travel time. The Light Rail service will be open with services to connect full and half- marathoners to the race.  Trains will run every 10 minutes starting at 5 a.m. through the race start at 7:30 a.m.  View Metro Phoenix Light Rail schedule.

      Remember the hit single “Love Shack”?  the B-52s unforgettable dance-rock tunes will keep the finish line crowd fired up and ready to rock.  Celebrate with family and friends at the Finish Line Festival which is free and open to the public.
