How many times have I heard that?Â Many, many times. What most home owners do not realize is that there are "buyers", and then there are "qualified buyers."Â
When you try to sell your home FSBO, you will get mostly "buyers" looking at your home.Â People that "wing it" (go looking for a homeÂ without an agent)Â usually aren't prequalifed and are just spending their Sunday afternoon driving around to avoid being bored because in the back of their mind they intend to move sometime in the future...and the near future to those "lookers" is sometime within the next 5 years.Â
Think it doesn't happen.Â It definitely does.Â I've dealt with people that I have shown houses to only to learn that they had looked at the same house years earlier when it was previously on the market as they firstÂ started their search in the area.Â Anyway, these "buyers" will tell you they are interested in your home, and you'll get your hopes up and think you may get an offer soon.Â However, that offer rarely comes. You'll call them and they won't answer your calls.Â Where are they? Mr./Ms.Â "buyer" has moved down the street andÂ are now wasting the time of your neighbor two streets over telling them the same tale of how their home is "just what they are looking for in a home."
My point is this...an agent is going to bring "qualified buyers" to your home.Â We may show one or two homes to mr./ms. "buyer", but we are not wasting our valuable time on people that are not serious.Â If mr/ms."buyer" is not willing to get prequalified with a lender, then mr./ms. buyers is not serious about buying. As agents our time is too precious to waste on those that aren't serious and gas is too high to ride them around every weekend for a year.
Â My last five sales were from peopleÂ relocating to the area from out of state.Â These people are not going to spend their precious time riding around your neighborhood in search of FSBO homes.Â They are going to contact a qualifed agent to represent them and help them narrow the field of homes before theyÂ even arrive in town.Â So where does this leave the FSBO listing?Â Out in the cold.
I heard a fantastic quote today from Tim and Julie Harris' websiteÂ that is relevant to this post.Â CreditÂ goes to Carl Sandberg.Â "Time is the coin of your life." It goes on to say that you are the only one that can determine how that coin will be spent.Â Others may try to spend it for you and you have to be careful to not let that happen.
Â As a FSBO listing, you are letting rogue "buyers" waste your precious time.Â They are eating your coin bit by bit by stringing you along and making you think that they might buy your home.Â Â If you really want and/or need to sell, you need to contact an agent.Â We will bring you qualified buyers, help you sell your home for top dollar, and we'll do it on our coin!!!!Â
