Discretion is the Better Part of Valor. I had a very interesting interaction with another agent earlier today. I asked her for feedback on one of the homes I have listed that she had shown this past week. I was expecting something like “my Buyer has just started looking and they didn’t have much to say” , or “ it doesn’t have the right sized bedrooms but having 2 living rooms might be a trade off”, “or “not what they are looking for – they desire something more modern”, or perhaps; something like ” they loved it and it’s in the top 3”, or “Hey good price for what you are getting”. And of course we all know that I was hoping for “Wow – here is a full price offer!” Now I don’t know about you guys, but there is something to be said about the statement: Discretion is the better part of valor. As professionals, we have responsibility to act appropriately while dealing with clients, lenders, inspectors, lawyers, title agents and to each other. Instead of obnoxiously announcing at the top of one’s voice our “opinion” don’t you think we should show a little professional courtesy and say something like. “Might be a good house but you should have your owner check into what looks like could be a mold problem” ? Let me stress “what looks like could be a mold problem” I collected myself after being somewhat angered by her “haughtiness” and thought: What could I do to help this situation? Let’s be Discreet and not “battle” but really find a way to “make good of a bad situation” I called the local Environmental Agency. To my surprise they were not “alarmist” The associate talked about how people get all upset over this and many times the remedy is within the owners ability to resolve. Wow! We went on to discuss that there are mold spores inside of homes and there are mold spores in the air outside of homes. Spores are everywhere. Problems can arise if the mold spore count is higher inside a home than it is outside of the home. There are two ways to test: a visual for a very reasonable fee where the Agency comes out and does a walk through and “looks” at the mold OR a more “Scientific Method” where they come out and test the air outside of the home and 2 separate tests inside the home. The fee is a little higher with the Scientific test but in my opinion much more valuable and worth it. I was informed with such a test they provide a written report with photographs, along with a bid with specifications of the scope of the work. Awe Real Estate! Today was a perfect reminder of how I should treat others as I would have them treat me. I really work hard at getting along with others . When issues arise in my day to day business I find that Discretion is the better part of valor as it lends to positive results while working in a complicated world of problem solving.
