It always amazes me that as we pull in to the later part of the year, many homeowners, still sitting on the fence about selling their property, decide to wait until the next year.Â Before you make, what could be a serious financial mistake, please take into account some very valid points for sticking it out and deciding to sell in the last quarter.
1.Â Law of Supply and Demand: Â Economics 101:Â Â Supply decreases (fall and winter) prices rise. Supply increases (spring) prices decrease.
2. You Know, You Look and Smell Terrific: Â Why, thank you very much! All that cinnamon and baking yum!!Â Pines and mums and candles! Â Wow, you even cleaned the place because your in-laws are coming in for the holidays. (That and the fact you hadn't cleaned the place all summer.) But, we won't tell! It looks awesome now!!
3.Â How Low Can You Go: Â Â
Seller: The rates are what??
Agent: Â Hovering around 4.5%!
Seller: Â Are you kidding me?? So you think they will be around what percent next year?
Agent: Â Educated guess.....HIGHER!Â (oh and that means the buyer affords less and you also afford less if you go on to purchase another home)
4. Quality versus Quantity: Â Yes, I am telling you that people look at houses during the fall and winter.
Â Yes, the real estate market does not know anything about seasons. What we do know is if anyone is looking for a home around November or December they must be motivated! (Motivated meaning....living with in-laws or in a refrigerator box) This also mean no tire kickers or professional lookers, they are too busy doing other things.
5. It Is All About The Schools: Â For some reason home sellers always think when people move they change school districts. That can't be further from the truth. Most homebuyers stay within the same school district and their children undergo no duress in the move. There are however some exceptions: people that are moving because of the school district and those that are being relocated. And for those people, staying put is not an option. Â
So before you pull that house off them market, take a break or decide to wait till Spring.... your neighbors may be doing the same thing, and that is the perfect time for you to take advantage of less inventory as well as other factors to help you succeed in your move.
