    Every day I update my real estate website with the day's reduced priced homes, condos, townhomes and villas.

    Price reductions are a good indication of a motivated seller, and many times, a home with a price reduction that may not have previously fit your budget may end up being the right home for you.  It may also mean an income producing property is a lot more attractive.

    Touring several properties today in Sarasota with out of town buyers presented a perfect case study in how an experienced buyer's agent is indispensable.

    Despite the variety of real estate sites and online tools to assist buyers, nothing replaces the local knowledge of a Realtor.  The buyers I was with today had a good general knowledge of the area and selected a few properties to tour.  I threw in a few suggestions, based on experience, to the tour list for properties in communities the buyers were not aware of.

    It's one thing to look at photos, square footage, and price, from a website, but this alone does not convey the "feel" of the community.  The customers I was with today were very satisfied that the property suggestions I had made resulted in an afternoon well spent.

    Popular with Europeans and well known by the locals, it's surprising that many home buyers who ask me about beach homes in the Sarasota area are not very familiar with Anna Maria Island.

    Anna Maria Island (locally referred to as AMI) is a barrier island north of Longboat Key in Manatee County.  There are three towns on the island:  the town of Anna Maria, Holmes Beach, and Bradenton Beach.

    Anna Maria Island beaches rival those of Siesta Key in color and texture.  Unlike Siesta Key, however, Anna Maria is not lined with mid and high rise condo buildings.  Anna Maria and Holmes Beach have quaint shopping districts that give these communities a laid back vibe.  You can even ride the free trolley to get around without a car.  Even better, the island is fairly narrow. The beaches are just a short walk from the bay side of the island.

  • More Growth for Lakewood Ranch: A Good Thing?

    A new article in the Tampa Bay Business Journal today covered the topic of more residential and commercial growth in Lakewood Ranch.

    Lakewood Ranch is perfectly lovely as it exists right now, and attracts a lot of attention from home buyers because of the neatly manicured neighborhoods and new infrastructure such as schools and hospitals.  In fact, Lakewood Ranch is becoming more of a bedroom community for St. Petersburg commuters because of the benefits compared to living in Pinellas County.

    But I just can't help thinking you can have too much of a good thing.  I encounter buyers who don't want to pay extra property taxes in the form of CDD fees (read about them here).  Developers are more than likely going to have to charge CDD fees to build new communities even further east in Manatee County.

    If you Google map Lakewood Ranch and St. Pete, and Lakewood Ranch and Siesta Key beaches, the driving time is almost identical.  Proximity to the beach, at least for the buyers I've been working with, still remains a key ingredient in finding the right property.  And if you're sitting in increasing traffic congestion trying to get to the beach, that kind of defeats the purpose of moving to FL in the first place.

    I caution home buyers interested in Lakewood Ranch to consider how a flood of new homes on the market will affect existing home values, if they buy now and need to sell in the next 5 to 7 years.

    Owner financing:  www.davidbarrhomes.com/owner_financing  Coming out of a short sale or foreclosure?  The properties for sale on this page offer owning financing in the MLS.

    Homes with Boat Docks:  www.davidbarrhomes.com/sarasota_boat_dock_homes  You may be able to search waterfront properties on the public MLS sites, but I designed this page to appeal to boaters looking only for homes with existing boat docks or lifts for sale.

    Museum Area Homes:  www.davidbarrhomes.com/museum_area  The area locals refer to as the Museum area in Sarasota, but it's not a specific neighborhood you can search for on the public MLS sites.  The Museum Area is arguably one of Sarasota's most eclectic neighborhoods, containing our local higher learning institutions.

    Palmer Ranch Homes and Condos:  www.davidbarrhomes.com/palmer_ranch  Like the Museum area, Palmer Ranch is not a searchable neighborhood on the public MLS sites.  Searching on your own, you'd have to know all the individual neighborhoods to successfully find all Palmer Ranch properties for sale, or, just visit this page to see all properties for sale geographically in Palmer Ranch.
