    Earth Day freebies for 2012 are available to consumers for the national green holiday on April 22nd. Some retailers along with Chipotle and Starbucks is offering free items in recognition of Earth Day that was founded by Gaylord Nelson in 1970.

    Customers can get a free hot or iced coffee from Starbucks April 22nd when they bring in a reusable cup.

    Target is giving away one reusable shopping bag per person as an Earth Day freebie. The free bag is available at the guest services desk inside each store.

    Jo-Ann Fabric will give out free tote bags on April 22nd to the first 50 customers.

    Lowes is offering one free tree on Monday, April 23rd. Customers must first go online to register for it.

    Barnes & Noble is giving an extra 20 percent discount on Earth-friendly toys and games ordered online.

    Pottery Barn Kids is offering free packets of sunflower seeds Saturday the 21st and on Earth Day 2012. Customers can pick up Helianthus annuus seedlings to plant in their gardens.

    Chipotle Mexican Grill will offer a free burrito as their Earth Day freebie to customers who purchase a lunch bag before April 14th from their restaurant. Bags are made from recycled Chipotle billboards.

    The National Park Service is giving a huge Earth Day freebie by allowing travelers free access to 397 national parks April 21-29.

    March Residential Highlights

    Comparing March 2012 with March 2011 shows improvement in both pending and closed sales, which were also up compared to the previous month. There were 2,272 accepted offers, 12.8% more than the 2,014 reported in March 2011 and 7.7% more than the 2,109 in the previous month. The 1,694 closed sales represent a 4.9% increase over the same month last year, when 1,615 were recorded, and 34.2% more than the 1,262 sales in February.  New listings this March (2,886) were down compared to March last year (3,056), but rose 15.8% compared to February (2,492). The combination of fewer new listings and more closed sales contributed to the lowest unsold inventory since June 2007. It would take only five months to sell the 8,391 active listings at the March rate of sales.

    First Quarter Report

    Comparing first quarter 2012 with the same period in 2011 shows closed sales increased 12.2%. There were more closed sales in the first three months of 2012 than in any first quarter since 2007. Pending sales were up by 18.2% in the quarterly comparison, with new listings decreasing by 12.0%.

    A comparison of first quarter prices this year and last shows average sales price declined less than one half percent. The average sale price was $251,700 in the first quarter of this year and $252,800 in the  comparable period last year. The median sale price decreased 1.4% ($212,000 this year and $215,00 in 2011).  Total days on market decreased  by 17.9%, going from 165 in the first quarter last year to 135 in the first quarter of 2012.

    PORTLAND REAL ESTATE MARKET UPDATE - February 2012

    Buyer Competition Pushes Prices Up

    According to statistics from the Regional Multiple Listing Service (RMLS), the median sales price climbed nearly 2.5% in February 2012 as compared to the month before.

    The Portland area is now seeing more competing bids from eager buyers for the limited number of homes on the market. That demand is starting to push prices up.

    Inventory Continues to Shrink

    The number of homes available for sale on the last day of the month dropped nearly 8% in February 2012 compared to the previous month.

    February inventory was the lowest level in more than two years and also the first time in more than two years that fewer than 9,000 homes were on the market.

    The decline in February is the ninth consecutive monthly decrease in inventory.

    Pending Sales Sour

    Pending sales climbed nearly 25% in February 2012 as compared to last month and jumped nearly 47% as compared to last year.

  • The PRICE Is the Same, But the COST Is Less

      There is more and more research coming out showing that it makes great financial sense to purchase a home today . Whether it be rent vs. buy ratios, income-to-price ratios or income-to-mortgage payment ratios, purchasing a home right now is a bargain compared to historic norms. Now we want to look at the COST of a home today compared to pre-peak prices.

    According to the most recent S&P Case Shiller price index, residential real estate values have returned to 2003 1Q PRICEs. That, in itself, says something. However, when you factor in mortgage rates, the case for buying a home today becomes even more compelling.

    In 2003, 30 year mortgage rates stood at 5.88%. Today, they are 4%. How does that impact the actual COST of a home? On a home purchased for $250,000, here is the difference in monthly cost:

    That means you save $285.30 a month, $3,423.60 a year and $102,708 over the life of a 30 year mortgage! You buy the home for the same PRICE but the COST is over $100,000 less.

    Bottom Line

    This is why so many financial advisors are saying that this may be one of the greatest times in history to purchase a home.

    Our goal is to share as many of these free meals and discounts with our military veterans and we will update this page as soon as new information becomes available.

    2011 Veteran’s Day Free Meals and Discounts

    Two notes before jumping in:

    • Proof of Military Service. First, most companies require some form of military ID – including a U.S. Uniform Services ID Card (active/reserve/retired), Current Leave and Earnings Statement (LES), Photograph in uniform, be wearing uniform (if your service permits), Veterans Organization Card (e.g., American Legion and VFW), DD214, discharge paperwork, or other form of identification. Other restaurants and companies may only require a photo of you in uniform, or go by the honor system.
    • Participation. Second, always call ahead to verify locations, times, and participation. Many of the listed companies are franchises and may have different policies. We will do our best to keep this page updated as we find new info.

    Lowe’s Military Discount: Lowe’s Companies, Inc. will offer all active, reserve, honorably discharged, retired military personnel and their immediate family members a 10 percent discount on in-store U.S. purchases made during the Veterans Day holiday. The discount is available Nov. 7 – Nov. 11. The discount is available on in-stock and special order purchases up to $5,000. To qualify, individuals must present a valid military ID or other proof of service. Excluded from the discount are sales via Lowes.com, previous sales, and purchases of services or gift cards.     Free Park Admissions for Veterans Day

    Anheuser Busch Heres to the HeroesAnheuser-Busch Parks. Anheuser-Busch Parks offers Active Duty Service Members free admission for them and up to 3 dependents to any of their parks once a year. Throughout 2011, members of the military and as many as three direct dependents may enter SeaWorld, Busch Gardens or Sesame Place parks with a single-day complimentary admission. The Here’s to the Heroes program is only available to Any active duty, activated or drilling reservist, or National Guardsman. Eligible parks include: Adventure Island, Busch Gardens (Tampa Bay or Williamsburg), SeaWorld (Orlando, San Diego, or San Antonio), Sesame Place, and Water Country USA.     Pro Football Hall of Fame – Free Admission. Annual Veterans Day Salute, Saturday, November 05, 2011, 09:00 AM – 05:00 PM. Any veteran or member of the armed forces and their spouse or a guest will be admitted free of charge to the Hall of Fame for a day-long recognition of  US Military veterans. Members of the Blue and Gold Star Mothers will also be eligible for free admission. There will be a special ceremony beginning at 10:00 a.m. in the Hall of Fame’s NFL Films Theater.     Bed and Breakfast for Vets

    B&Bs for VetsIn the third year of the program, B&Bs for Vets has organized over 485 (and counting) participating Bed and Breakfasts and Inns across the US and Canada which will be offering veterans a free night’s stay on November 10th, the night before Veterans Day. This offer is available to both active duty military members and veterans with ID, but space is limited.     shipping list, please provide their name, full mailing address and some
    of their favorite items via email at info@packfirst.com.

    Each package costs $12 to ship, so your financial donations are welcome. Please make checks payable to Pack 1st Properties and deliver all items to our office at 254 N. First Ave., Hillsboro, OR 97124.

    I would be willing to pick up items and deliver them for you.
