Agents tend to forget about buyers and sellers once the transaction is completed.Â We oftenÂ move on losing valuable phone and e-mail contact information.Â Never let this happen.
We had sold a nice one bedroom co-op to a young man a few months ago.Â We had a 2 bedroom co-op for sale downstairs and just had our customers rejected by the board after 4 months of applications, waiting, interviews etc.Â We were really disappointed since this was an all cash offer but the board's decision is final.
After doing the usual MLS changes along with our advertising on all the real estate portals to place the co-op back on the market we wanted to get another buyer as quickly as possible.Â Immediately I thought about all the potential customers that had seen the unit during open houses and appointments.Â We kept all this information and communicated the back on market status along with the new lower asking price. We did not get any serious indications of interest.
We also thought about our former client who we were still in contact with.Â He was having issues with the management company and was calling us after the closing asking for advice.Â Instead of ignoring his calls or giving him the cold shoulder (we already had the commission check) we worked with him providing suggestions and advice to resolve his issue.Â He was very grateful.
When we mentioned to him that a 2 bedroom was available downstairs in the same building he immediately suggested that we contact his cousin who was actively looking for a 2 bedroom co-op in the same area.Â To summarize, the cousin jumped at the opportunity to buy in the same building as his relative and we'll be going into contract shortly.
