  • Barton Hills 2nd Quarter 2012 Sales Statistics

    Very strong numbers across the board for home sales within our Barton Hills neighborhood.    The low number of homes for sale this past quarter has created a very strong seller’s market resulting in  significant increases of around 20% in the average sold price and average sold price per square foot.   This shortage of homes has also resulted in the days on market plummeting to an average of 14 days, which is very short time compared to the second quarter of 2011 as well as the overall Austin average of around 78.   In fact 8 of the 16 homes sold were on the market 6 days or less !!!  As noted on the next page, there are only 9 available homes for sale when Barton Hills normally averages between 16-22.  These numbers are reflective of the whole Austin market which has seen a decrease of about 21% in homes available for sale compared to the same period last year.

    Homes sales in the Zilker area continue at a strong pace.  The low number of homes for sale this past quarter has created a very strong seller’s market resulting in  significant increases in excess of 11% in the average sold price and average sold price per square foot, while the average price per sq ft and sold price per sq. ft remained about the same.   While the average days on market increased, in all actuality it would probably be more around 30 days if I were to not factor in 7 properties that were newly built units that were being marketed and sold prior to their construction.  This quarter’s sales numbers are reflective of the whole Austin market which has seen a decrease of about 21% in homes available for sale compared to the same period last year.
