How to Find Properties for your Fix and Flip Project

If you want to fix and flip houses for a living, now is a great time to do so. Because of the recent housing bubble and the current economic recession, prices of real estate are generally low. You can acquire great investment properties in many parts of the country without having the need to dig deeper into your pockets.
Some people might probably think that real estate investors nowadays are luckier than their predecessors since they have easy access to affordable homes that they can rehab. However, this may not always be the case since there are rehabbers who find it difficult to find investment properties.

Finding the perfect house that you’re going to fix and flip isn’t that easy. According to seasoned rehabbers, most of the time allocated for rehabbing a house is spent on locating profitable properties. So if you are planning to renovate a fixer upper home, you will surely need a lot of patience. But to make things a bit easier for you, here are some tips on finding properties that you can rehab:

·         Attend public auctions or check out local banks to see if they are selling properties.  Lending institutions can be good sources of investment properties as many homeowners lost their houses to foreclosures due to their inability to settle their mortgages. Because of the ongoing financial downturn, these lenders are having difficulty accommodating all of these properties. Thus, they are willing to sell such homes at prices below their market value.

·         Talk to motivated home sellers. Again, due to the economic crisis, there has been an increase in the number of homeowners who want to sell their properties quick. Motivated home sellers can provide you with affordable investment properties. These people don’t usually ask for a higher selling price. As long as you help them get rid of their unwanted properties at the soonest possible time, they will consider your offer.

·         Use bird dogs to find properties that you can fix and flip. For a small fee, you can ask bird dogs to find you profitable houses. By using other people’s talents, you can save a lot of time and money.

·         Drive around the neighborhood. Surprisingly enough, there are many rehabbers who found nice fixer upper homes just by driving around a particular place. So if you’re going to use this particular strategy, don’t forget to look for vacant houses because they can bring you big profits.
