    What do your sellers expect of you? Many of the agents I’ve spoken to tell me their sellers are expecting more and more these days.  Home sellers want to know what agents are doing to market their homes and what kind of results they’re seeing.

    Are you a Trulia Pro customer with a Local Spotlight Ad?  If so, your ad will now be shown in more places on Trulia.

    What's a Local Spotlight Ad?  It's one of the exciting features we launched with Trulia Pro.  It's a great way for real estate professionals, or even just local advertisers to get their brand out there.  The ads, which are just simple text plus a photo, can link wherever you'd like them to link (e.g., your website, your blog, your Trulia Profile), and you can target your ad to up to 20 locations -- making sure that you're targeting the users who matter the most to you.  I've written earlier about getting the most from your Local Spotlight Ad

    So what's new?  Yesterday we launched some great new pages on local real estate trends. Since these pages include very localized content, we decided to show local advertisements on them.  So, if you're a Trulia Pro customer, and you select Boston as one of your 20 locations, your ad will not only show on the Boston search page, but it will also show on these pages on Trulia:

    We've gotten lots of feedback from agents who want more insight into what's going on with their listings on Trulia. Specifically, they've asked us for as much data as possible on how many people are seeing their listings and where. Well, we love feedback, and we try our best to act on it. Last week, we acted on this feedback by releasing new stats for agents who have branded their listings on Trulia.

    Here's a mini-screenshot of what's now available on the "My Listings" page for agents with listing on Trulia:


    So what do the new stats mean?
    • Results: this is the number of times your listing was seen on the results page. This number is a good indicator of how many people have and interest in this home or similar or nearby homes.
    • Details: this is the number of times your listing was seen on the listing detail page, a page dedicated to just your listing. This number is a good indicator of how many people have an interest in this specific property.
    • Clicks: this is the number of outbound clicks from Trulia to your site or the site that we have in our records as the primary source of information for that listing.

  • Spotlight Locations? It's all about the long tail

    It has now been a few weeks since we launched Trulia Pro, our new marketing solution for real estate agents and local businesses. Response from agents has been great, but one question that has come up frequently has been how to select locations for your Local Spotlight Ads. (For those not familiar with the product, Trulia Pro customers can choose up to 20 locations in which to show their ad, where a location is a city, zip, or neighborhood. More here.)

    Well, here's my take on what I would do if I was running an ad. In short -- I'd focus on the long tail of locations. What's the long tail? It's the stuff that is less popular, but more valuable. For example, the search term "homes" is a lot more popular than "2 bedroom apartment with great views in Pacific Heights". But the latter is more valuable in that it is a search term employed by an individual who knows exactly what he wants. He's very specific. (As a side note, how could you not want these views?)

    So, what's my advice on how to allocate your 20 locations for Local Spotlight? Go with a city or two in your area, as these locations are viewed by more people. These popular "head of the tail" locations help you get quantity. As with any type of sales, you want to get a large volume of people in the door. But then also pick several zip codes and neighborhoods ("long tail" locations). Fewer people on our site use these granular locations, but those who do know exactly what they want. These people are your quality. Sure, you want lots of leads, but given the option of a lead who doesn't quite know what he wants or one who knows precisely what he wants, which would you pick?
