    Tucked beside the foothills in Lakewood Colorado is the peaceful community of Summit Glen. This neighborhood features traditional style, ranch and 2 story homes built during the 1990s.  Summit Glen homes have 2-7 bedrooms, 2-5 bathrooms, 1,200-4,500 square feet and are priced from the high 200s to the mid 500s.

    Colorado Association Services serves as the home owners’ association for the neighborhood. Residents are charged about $350 annually for the HOA to maintain the common grounds and oversee snow and trash removal for the community.

    The Summit Glen neighborhood is characterized by wide sidewalks, large aspen trees and Lookout Mountain in the background.  Several walking trails lead all around the community surrounded by natural greenery.  The most unique of these paths ends in a large communal lawn in the center of the neighborhood.  In this lawn is a large tree with a plaque paying tribute to the life and service of a past community member.  The memorial displays what a united community Summit Glen is.

    Near the Summit Glen neighborhood are many trail heads and parks.  Coyote Gulch Park, Forsberg Dog Park, Ravine Park, Ute Trail Garden, Loveland Trail North, Bear Creek Lake and Park and Tamarisk Open Space are all within a very close proximity to the heart of Summit Glen. A short drive south on Morrison Road from the neighborhood leads to the Bear Creek Golf Club and the Fox Hollow Golf Course.  


    Summit Glen is a part of the Jefferson County Public School District and public schools for the area include Hutchinson Elementary, Dunstan Middle, and Green Mountain High School.

    Homes for Heroes, 4th of July, Denver, Golden, Arvada, Wheat Ridge, CO

    2014’s 4th of July holiday weekend is winding down, but our team’s gratitude for heroes is certainly not.  The RE Think Real Estate Group spent the holiday promoting a program we are very proud to be a part of.  Homes for Heroes is a national program which allows real estate agents to give back to the heroes in their community. 


    Who are heroes?

    Heroes include military personnel of all branches, active and retired, teachers and educators, medical personnel and first responders such as police officers, firefighters, EMTs and paramedics.

    How does our team give back?

    Each time a hero uses our team to either buy or sell a home, we give 25% of our gross commission back to them.  The 25% shows up on the deal’s HUD as a rebate so the hero doesn’t have to wait long to receive it.  Also, our team gives an additional 5% of our gross commission back to Homes for Heroes so the program can continue allowing agents across the country to give back to as many heroes as possible.  


    What’s the catch?

    The best part of Homes for Heroes is that there is no catch. Unlike other similar programs, our team is able to give back to each and every hero, there are no lotteries or fine print. Every hero we conduct a transaction with receives the same benefit.

    Even though this year’s Independence day has passed, the RE Think Real Estate Group’s appreciation for the heroes in our community is shown year round through our involvement in the Homes for Heroes Program.

    Colorado’s real estate market is in the middle of its peak season and the popular city Arvada is no exception to the current real estate market trends.  Attached single family homes such as condominiums and town homes are in high demand among buyers this summer, but these types of properties have one of the lowest inventories out of all homes on the market in Colorado and certainly in Arvada.

    At this time there are 21 attached single family dwellings (condos and townhomes) actively for sale in Arvada.  These active properties have been on the market for an average of 26 days, listed at an average of average of $263,582 or $190.38 per square foot and have an average of 2 bedrooms, 2 bathrooms, and 1,679 square feet.

    Arvada also has 89 condos and townhomes that are currently under contract.  The under contract homes have been on the market for an average of 24 days, have an average of 2 bedrooms, 2 bathrooms, 1,363 square feet and are listed at an average of $178,263 or $135.67 per square foot. 

                                                        

    What is my Arvada home worth?

    Over the past 90 days 142 condos and townhomes in Arvada have sold after spending an average of 20 days on the market.  These sold properties have an average of 2 bedrooms, 2 bathrooms, 1,492 square feet and were listed at an average of $194,222 but sold for an average of $192,658.

    After looking at Arvada’s real estate market of attached single family homes over the past 30 days a couple of patterns become apparent;  the average amount of days a property spends on the market has clearly fluctuated and the average price a property is listed at has continued to increase.

    The real estate market in the Denver Metro area is in the middle of a drastic seller’s market.  Although this market is affecting most areas of Colorado, Arvada is certainly experiencing the extremes of a seller’s market.

    How much is your home worth?

    The simplest explanation of a seller’s market is that there are more buyers looking to buy homes than there are homes on the market for them to purchase.  Such a market is often characterized by fewer days on the market, multiple offer situations and offers and sales above asking price.  All of these are occurring in Arvada’s current real estate market.

    In Arvada there are currently 206 single family homes actively for sale.  These homes have 2-6 bedrooms, 1-7 bathrooms, 816-7,518 square feet, are listed at an average of $518,157 or $220.98 per square foot and have been on the market for an average of 78 days.

    Arvada also has 28 townhomes and condos for sale with 1-4 bedrooms, 1-4 bathrooms, 527-2,911 square feet and are listed at an average of $201,518 or $135.83 and have been on the market for an average of 21 days.

    296 single family homes in Arvada are under contract.  These properties have 2-6 bedrooms, 1-6 bathrooms, 812-6,806 square feet, are list at average of $353,811 or $191.69 per square foot and have been on the market for an average of 27 days.

    73 Arvada townhomes and condos are also under contract with 1-6 bedrooms, 1-4 bathrooms, 654-2,888 square feet, and are listed at an average of $194,148 or $139.57 per square foot and have been on the market for an average of 28 days.

    It is clear homes in Arvada are selling quickly, both single family detached homes and condos and townhomes.  In the past few months, the average amount of days a home spends on the market before selling has increased slightly, however as this has increased, home prices have also increased.

    Last week The Blue Sky Home Group listed a home in Thornton Colorado.  Within 24 hours this home was under contract after 40 showings and 13 offers (all above asking price) were presented.

    The Coronado neighborhood is located in Adams County and features traditional, single family detached homes built from the late 1940’s to the early 1970’s.  This community sits atop a steep hill providing gorgeous views of both down town Denver and of the Rocky Mountains, and surrounds a spacious park with a modern playground.  This neighborhood is not managed by an HOA.

    This community is located within the Adams County 12 school district and specific public schools for the area include Coronado Hills Elementary, Thornton Middle School and Thornton High School.

    The home in Coronado that caused such a buzz with home buyers is a bi-level built in 1971.  It has 3 bedrooms, 2 full bathrooms, a 2 car garage and 1,800 square feet.  This home was listed at $180,000.

    Currently there is only one home in Coronado that is actively listed on the market and not under contract.  This is a bi-level HUD home built in 1970 with 4 bedrooms, 2 bathrooms and 2,070 square feet.  This home is currently listed $138,000 and has been on the market since February 11 of this year.

    3 homes in Coronado are now under contract after spending an average of 3 days on the market listed at an average of $179,967 or 167.05 per square foot. These homes were built between 1970-1971, have an average of 3 bedrooms, 2 bathrooms and 1,194 square feet.

    The high number of showings and offers on homes in the Coronado neighborhood shows just how extreme of a seller’s market metro Denver is currently in.  Inventory is still at a drastic low, meaning there are more home buyers currently looking for homes than there are homes to be sold.
