  • Realtor Website Hassles End with Web-Based Solution Placester

    Think your business struggles with its website? Imagine being a realtor and dealing with a website which must “talk to” and integrate with the Multiple Listing Service (MLS). This is a website headache that most of us don’t even want to imagine as it’s ongoing maintenance and endless problems with SEO (search engine optimization). Realtors have long had headaches integrating their websites with the complicated network of MLSes in the U.S. and getting their SEO up to par at the same time. There is no standardized method for retrieving and updating property data between the over 900 MLSes in the U.S. But the number one complaint for realtors has been not having control over their websites. Depending on a third party developer who may not understand the complicated nature of MLS integration and SEO, can mean costly updates and ongoing website-related expenses for the realtor.  

                Matt Barba, a realtor himself, identified this problem for fellow realtors and in 2009 he solved it by launching Placester, a web-based solution for realtors. According to a Techcrunch article, “Placester’s solution is to offer realtors maintenance-free websites based on WordPress and optimized for SEO, which are also mobile and tablet-friendly. The sites include the set up, hosting and MLS fees. Placester also uses its own technology to retrieve and update the MLS data to keep the sites current.” This article on Techcrunch does not divulge any revenue numbers for the company, but it did say that the company is experiencing rapid growth.     Realtors if you haven’t set up a profile on HomeLight.com yet, you better make haste. HomeLight.com is a new realtor-matching website which allows users to search for a realtor by neighborhood. Using a map, users can choose a specific neighborhood and then see the real estate agents who have done transactions in that neighborhood. This search is currently available in over 1,500 Cities in the U.S.

    Because a neighborhood in a particular City can vary so widely compared with other neighborhoods in the same City, sellers can seek an agent to represent them who is seasoned in selling properties in a specific neighborhood.

    To be a successful realtor these days requires more than just possessing a smart phone and a comfortable SUV. These days, a realtor armed with a tablet device for property showings with prospective buyers is essential for success. Below are a few reasons:

    ·      Prospective buyers can look at photos of property comparables that have either sold or are currently active. While driving around, a buyer can look at photos of the comparables. This saves a realtor time not having to show all of the comparables in person.

    ·      What about the buyers who want it all but have no money? By showing these buyers tours of properties in their price range on a tablet device, a realtor can save a ton of time. A tablet gives a buyer a view of different categories of homes in different price ranges. For a buyer that wants travertine floors but can only afford outdated carpet, a device can save a realtor a ton of time and headache.

    ·      Using applications for iPad such as ‘HomeSnap,’ also allows prospective buyers to get a 365 degree view of the neighborhoods they are shopping in. If a new listing pops up while driving around, a realtor can pull up the property right away.

  • 5 Great iPad Apps for Realtors

    The iPad seems to have been made just for the real estate professional. And now with a plethora of apps for real estate, the iPad is a must have for just about any realtor. Here are a list of 5 apps that two successful realtors I know are using on their iPads:

    1.     Property Evaluator: This is an app for agents who work primarily on REOs or with real estate investors because it is a real estate investment analysis software. It compares your property with similar properties and does comps, projections, etc. It’s a great app for evaluating real estate investment opportunities for your clients.

    2.     Homesnap: This is a great app for real estate investors that drive around seeking out properties that are not on the MLS, because it allows you to take a “snap” or a photo of a home with your iPad. The app then spits out all kinds of information about the property including: number of bedrooms, bathrooms, the square footage, when did it last sell, what is it worth, etc.

    3.     School Finder: If you’re an agent that helps families find houses near the best schools, this app rates schools and helps you locate properties for your buyers near the best schools.

    4.     Mortgage Calculator$: This app is easy to use for agents to help buyers figure out what their monthly payment will be. How many times have you been asked this question and have had to guess? Well, guess no more! This app makes it easy to give your buyers the right mortgage payment in a few taps.

    5.     Open Home Pro: Agents can manage their open houses with this app. It’s a cool app because realtors can send open house invites, follow up with open house visitors, etc. This app is a very professional way to manage your open houses if you’re an agent.

    Check out some of these apps for your iPad or iPhone. These are great tools for real estate professionals.
