I get that a lot lately from buyer's and investors mostly because in the Orlando central Florida area we are seeing that home values have risen 18% in one year according to available. This is a great sign for sellers but not so great for buyer's or investor's. Not to mention that we have about 2.5 months of active inventory available there are people still trying get last years prices sending low ball offers that only end in tears after they have been out bid several times.
"So now what? I have money Cliff and want to invest, now what do I do? I have tried to buy bank foreclosures and short sales from other brokers and real estate agents or Realtor s with no luck and prices are to high right?"
Great question, no not yet they are still a great buy in fact we are still seeing values at ranges pre- bubble as I call them and you can still get homes in some areas under $100. per square foot. In fact many hedge funds are grabbing inventory at around $ 80. per square.
This brings us back to our original question, there is inventory out there that is not what everyone is hunting or has access too. It is possible to be a big fish in a very small pond.
