    Some Things To Know When Moving To Portland Oregon

    As a REALTOR® working throughout the Portland Metro area, I get lots of inquiries from people moving here from other states. Whatever state you come from, here are are some of the common questions I get:

    1. Does it rain all the time? No, it actually doesn't rain all the time....especially in the summer months where we typically have very little rain. Ok..so we do get most of our rain in the winter months but I bet you didn't know that we actually get LESS rain on average per year than the folks in New York. Yep..we get on average 3.4" compared to New York's 3.7". Our summers are absolutely gorgeous and Average Rainfall in Portland Oregonthe winters are mild compared to other parts of the country. I know while most of the country was under snow...we had rain. Oh yeah..I'll take the rain over shoveling snow every day!

    2. Is it true that people from Portland dislike people that move there from another state..especially California? As a Oregon transplant myself, I can say that I heard this from someone that I was chatting with from Portland when I was living in Austin, TX. It was a concern for me, but I can honestly say I've encountered nothing of the sort! I've lived in all time zones and in different climates, and I love living in Portland!

    3. How are the taxes assessed? Here in Portland, a good guide to generally go by is that your property taxes will run 1-1.5% of the market value. When the market shifted and home values dropped, unfortunately, the taxes didn't drop with them.     4. Do you use Lawyers in a real estate transaction? Typically, here in Oregon Lawyers are not used in a regular real estate transaction. We use Title Companies as a neutral third party to the real estate transaction. Unlike other states, It's actually not common for the buyer's and sellers to ever meet. All parties sign the documents seperately with the real estate agents and escrow officer making sure all things move as smoothly as possible.

    For rent sign5. I want to rent before buying. Can you help me find a rental? Again, unlike many states where you find rentals through your real estate agent, here in the Portland area most rentals are handled through Property Management Companies. As a real estate agent, I don't have any more access to rentals as you would, but I can give you the names of some Property Management companies. Craig's List can be a great source, but please know that with any public sites, there might be some scams..especially with rental properties.

    Some other local tid-bits:

    * Oregon is pronouned "Or-i-gun"..not Or-a-GON" and the Willamette River iBike riders pronounced "Will-AM-ette" not "Will-A-Metty".Believe me, I was corrected quickly!

    * By law, you can't pump your own gas. Oh shucks!

    * Bike riders are everywhere...so you need to be very alert when driving.

    * Some of the best Pinot Noir wine in the world comes from right here in the Willamette Valley's wine country. You can spend a week going through all the wineries and still not get to them all!

    * If you're a gardener, you'll be in garden heaven!

    * Now..this might sound like an odd one, but from someone who grew up on Long Island, NY and lived in Austin, TX for several years, I can say that the humidity levels here are nothing compared to many other places. My hair hardly poofs out like it does when I go back east!

    * Portlanders hardly use umbrellas. You'll only see them when it's downpouring heacoffeevily..but in general, we just go about our business without them.

    * Known as America's Microbrew Capital, Portland has more than two dozen breweries! 

    * Of course...we also love our coffee! Between Starbucks, Stumptown, and Peets as the main shops, there are so many smaller coffee stands and drive ups all over. Yep..even bikini baristas!

    Tualatin Homes For Sale By Price Range

    Welcome to Tualatin, OregonIf you're looking to purchase a home in Tualatin, Oregon, I put together some quick search links for you in different price categories.

    The links will change with the current inventory of active and the new category short sale pending status. Even though the short sale's are pending, they are waiting for bank approval, so until this time are still considered not officially in pending status.

    Search Tualatin homes for sale between $50,000 and $200,000

    For you first time homebuyers: There are currently 25 properties between $50,000 and $200,000. Most are in "short sale pending" status with the rest being a mix of short sales, bank owned or  regular "straight sales". If you fall into this price range, you'll need to have all your bases covered by having already gotten a pre-approval from a lender. Limited inventory means lots of competition and you'll also be competing with investors who have cash. I'd be happy to go over what a short sale is and how the process works with you

    Search Tualatin homes for sale between $200,000 and $350,000

    For those that are ready to move to the next price range of homes for sale between $200,000 and $350,000., your going to find less short sales and more "straigt sales" to work with. There are only 37 total (including short sale pendings), so still not a lot to choose from as of today.The majority of these homes are in the large middle section Tualatin Home In the Ibach/108th Areaof Tualatin and typically built in the seventies. At the higher end of this price range you can find some new contruction and homes built in the 1980's and 90's.


    Search Tualatin homes for sale between $350,000 and $450,000

    The next price range is from $350,00 to $450,000. In this price range, again, most homes are straight sales. You can get some really nice new construction and well as some larger homes over 2000 square feet in the 108th area back by Ibach park, Fox Hill, Hedges creek and other neighborhoods.

    Search Tualatin homes for sale between $450,000 and $650,000


    Statue in Tualatin CommonsThere is not much on the market in this price range right now..currently about fourteen homes. You start into the higher end homes at this price point and into some of the neighborhoods that are the highest price point in Tualatin, like Victoria Woods. Most people in this price range will need to sell their home first. Oh..what to do..sell first or buy a home with a contingent offer. Hard decision and that's for another blog.

    Search Tualatin homes for sale $650,000 and up

    Oh to live in a grand home! This price range puts you in that Street of Dreams category of home. Most homes in this price range are in the "country" areas of Tualatin off of Grahams Ferry Rd or Stafford Rd. These "estates" can run in up to $2,790,000 which is the highest priced home in Tualatin with 8400 square feet, on 5 acres.

    Tualatin, Oregon..A Great Place To Call Home!

    Welcome to Tualatin OregonTualatin, Oregon (pronounced TU-AAH-LA-TIN) is a wonderful suburb city about 11 miles or 20 minutes south of downtown Portland. Many move to Tualatin to take advantage of its desirable location along I-5 and I-205 highways  as well as having the WES rail system(Westside Express Service) for ease of commuting to other cities.

     At its center is Tualatin Commons on the Lake where many events are held throughout the year from The Crawfish Festival, Summer Concert series, Farmer’s Market, Artsplash and the Giant Pumpkin Regatta…to name a few. Once a pet food factory, Tualatin Commons is now a 19 acres of restaurants, condos, offices, surrounding the 3 acre lake.

     For 25 years, Tualatin as been honored to hold the “Tree City USA” title by the Arbor Day Foundation and it’s no wonder with having around 260 acres of beautiful parks, natural areas and greenways to enjoy.

     Homes in Tualatin typically run from a $100,000 condo to several million dollar estates. The average sales price is currently at $321,000 and the median sales price at $286,000. There are many styles of homes to choose from at all price ranges. Most of Tualatin is in Washington County, but there is a section Tualatin Home in Hedges Creek Neighborhoodby Meridian Park Hospital that is in Clackamas County.

     One of the misconceptions about Tualatin..and Portland in general is that you’ll find homes on huge lots. With The Urban Growth Boundary, many of the newer homes are close together and on an average lot size of 6,000sf. Yes, there are homes that do have larger lots that can be up to an acre, but not many. Typically there is a trade off with having a large lot but older home that often needs updating…or a newer home with updates, but on a smaller lot.

    Shopping: Tualatin has many choices for shopping. Bridgeport Village is an upscale outdoor shopping experience but if you prefer indoor shopping, the Washington Square Mall is just 10 minutes away in Tigard.

    Grocery/Food: Haggens, Fred Meyer, Trader Joe’s

    Shopping Centers: Bridgeport Village, Nyberg Woods, K-Mart, Washington Square Mall

    Schools: Most of Tualatin is in the Tigard-Tualatin School District, but there is a part of Fox Hill Park that is in the West Linn-Wilsonville School District. Click the school links above for more information.

    Tualatin Real Estate Market Snapshot January 2012

    Here is a snapshot of the real estate market for the City of Tualatin (pronounced TU-AAH-LA TIN)in January..as of today (1/13/12). In looking at the statistics, right now it looks like we are a seller's market territory. I know, hard to believe, but the market trend is showing Tualatin's home inventory at 4.8 months. This is lower than the Portland Metro area's 5.3 months of inventory for December of 2011..which is still pretty darn good!

    Tualatin Market Trend Report

    An average inventory would be around 5-6 months, so anything above that would be a buyer's market, and anything below that would generally be a sellers market. Inventory in months is calculated by dividing the active listings at the end of the month in question by the number of closed sales for that month.

    When there is less inventory, supply and demand will generally drive the prices up. We have seen the reverse in the last couple of years with our inventory being high. I'm curious to see how the market will be when more homes will come on the market in the spring.

    When breaking it down, you can see that there are 103 properties currently available ranging from a pretty nice bank owned condo for $69,900 with 2 bedrooms & 2 baths with 1129 sq.ft. to a gorgeous 8400 sq. ft. mansion at $2,790,000 with 5 bedrooms and 5 1/2 baths on 5 acres with 4 car garage, spa, sauna, game room as well as a theatre room.

    0-$200.000: 31 homesHomes in Tualatin Oregon

    Of the 31 homes, 24 are condo/townhomes and 7 are regular detached homes. All of the detached homes are either bank owned or short sales and the condo/townhomes are split fairly evenly with bank owned short sales and regular sales.

    $201,000-$300,000: 22 Homes

    Of the 22 homes, 21 are detached and only one is a townhouse style. 5 are bank owned, 5 short sales and 12 regular sales

    $301,000-$400,000: 15 Homes

    Of the 15 homes in this price range, all are detached and only 3 of them are short sales, the rest regular sales

    $401,000-$500,000: 8 Homes

    Of the 8 detached homes, only 1 is a short sale..the rest regular sales

    $501,000-$600,000: 10 Homes

    All of the 10 homes in this price rangeare detached and regular sales

    $601,000-$700,000: 3 Homes

    This is the price range with the least amount of homes on the market and all regular sales

    $701,000- One million: 7 Homes and all regular sales

    One Million and up: 7 Homes and all regular sales


    **One Level Homes: 22 out of the 103 homes on the market in Tualatin
