    At dinner over the weekend, a retired Air Force Colonel quizzed me about the likelihood of using her VA loan to purchase a home in today’s market. With very low inventory and low interest rates – homes for sale get bombarded with multiple offers – many over asking price – within the first 24 hours of being on the MLS.

    Many buyers are coming in with all cash – and other have extremely high down payments, making it hard for military veterans to compete with zero down VA loans.  While sellers may embrace the opportunity to work with a Veteran, not all listing agents will do so, and often discourage prospective buyers from writing offers on these homes.

    So how does a vet use their VA loan in this market?

    · Look for VA friendly listing agents. There are a lot of us out here.

    · Ask you agent to arrange the opportunity for you to sit down with the seller and the listing agent to present your offer in person.

    · Choose  buyer’s agent that has a strong name and reputation to make sure your offers is at the top of the pile.

    · Don’t give up!
