Is it worth it to purchase a Home Warranty?

Many times people ask me if it is worth purchasing a home warranty.  I think that is a personal choice.  Personally, when I buy a home I tend to purchase the home warranty for the 1st year. It seems if something is going to break it will break right after I move in with my luck.

I purchased a home warranty in 1997 for a 2-family in Atlanta and in the 1st year the air conditioner broke and had to be replaced.  Thank goodness I had that warranty.  For that property I have the peace of mind that for a few hundred dollars my rental property is covered for most of the major items.

Just last week I received a thank you from a buyer of a property that I had the listing  in Natick, MA and same thing.  Within 60-days of purchasing their 1st home ($435) they had a problem with the hot water heater that had to be replaced.  $800 part ended up costing them about $95 for the service call and replacement hot water heater.

I am a big believer in warranty's.  I know there are professionals who say it is a waste of money but for me it has been"peace of mind".

I agree Christine! It seems they have lost popularity if you will over the recent cost cutting years! I think Ill start suggesting to sellers that they offer these again! Thank you for the reminder and Happy New Year
