Many times people ask me if it is worth purchasing a home warranty.Â I think that is a personal choice.Â Personally, when I buy a home I tend to purchase the home warranty for the 1st year. It seems if something is going to break it will break right after I move in with my luck.
I purchased a home warranty in 1997 for a 2-family in Atlanta and in the 1st year the air conditioner broke and had to be replaced.Â Thank goodness I had that warranty.Â For that property I have the peace of mind that for a few hundred dollars my rental property is covered for most of the major items.
Just last week I received a thank you from a buyer of a property that I had the listingÂ in Natick, MA and same thing.Â Within 60-days of purchasing their 1st home ($435) they had a problem with the hot water heater that had to be replaced.Â $800 part ended up costing them about $95 for the service call and replacement hot water heater.
I am a big believer in warranty's.Â I know there are professionals who say it is a waste of money but for me it has been"peace of mind".Â
