Canton MA Real Estate: 2011 Market Wrap Up

In Canton MA there were 127 single family homes sold in 2011.*  The average sales price was $478,642.00, with a low of $125,000.00 and a high of $1,225,000.00.  The pie chart below shows that just over 47% of the single family homes sold in Canton MA sold between $300,000 - $500,000, with the next highest percentages coming in on either side of those price ranges.  


To get an idea of how the market is performing overall, it is helpful to look back over the past years to see how the real estate market has performed, compared to other years.  Going back 5 years, the average sales price has fluctuated.  While the average sales price is down from 2010, it is still higher than 2009.  2010 was the year of the federal first time home buyer tax credit, which could have had an impact on prices.  

The piece of data I find interesting is that the average number of days on the market has come down. With prices stabilizing somewhat, buyers are out there and homes are selling a little faster.

With the spring market approaching, buyers will be looking to see what new inventory is coming on the market.  Buyers who see a home that they like in their price range, will want to move on it as homes are moving a little more quickly than before.  Sellers, as always, will want to make sure their homes are priced well and in good condition.  Those are the two factors that have had many buyers on hold.
