The secret to successful remodeling is to keep up with the Joneses — but never to surpass them. Whether you want to make more money than you spend, or just recoup your remodeling expenses if you sell your home, know what’s standard in the neighborhood.

Does everyone have laminate kitchen countertops? Splurge on granite and you’ll be the envy of your friends, but you won’t get your money back at resale. Is your home in a high-end neighborhood? Laminate countertops will save you money, but if you have to sell, high-end buyers will discount their offer because your kitchen isn’t what they expect or simply not buy your home at all.

In markets where home prices are still declining, remodeling decisions are particularly tough to make, especially if you’re remodeling to get your home sold. If you don’t update, your home may not attract buyers.

However, if you do update, you may not be able to recoup what you spend. Seek advice from an experienced real estate agent before making any decisions.

Before you pick up a hammer, visit real estate open houses. Then, compare your home to homes on the market to make sure your remodeling project is on par with the competition.

The homes that sell in a buyer’s market have four things in common: location, the right price, a perfectly maintained exterior and updated kitchens and baths. To get the biggest bang for your remodeling buck, try one of these 10 projects, which have the highest payoffs, according to Remodeling magazine’s 2009 Cost vs. Value Report (CVR):

    1.   Spruce up or replace your siding, paint or tuckpoint
    2.   Add a deck - outdoor living space is hot on Buyer's list when buying a home!
    3.   Tweak your kitchen - organize
    4.   Repair or replace windows - energy saver!
    5.   Overhaul your kitchen - many kitchens don't need complete remodel, just the right updates!
    6.   Remodel the bathroom
    7.   Find cash in the attic
    8.   Earn bucks from the basement - have a garage sale!
    9.   Add space to add value - keeping your current space clearly identify each area!
    10. Add low-cost landscaping

By: Christine Moscinski, Broker Associate and member of the “House Hunters Team” at Real Living Gobber Realty who is expanding real estate market considerations for young homebuyers and
professionals in the west suburbs by finding them affordable homes from $150K to $250K.

Christine provides her buyer’s with selections of affordable west suburban communities based on the homebuyer's particular lifestyle, whether single or family oriented.

"My choices to buy for Chicago’s near western suburbs include Lombard, South Berwyn, Westchester and Brookfield which offer many affordable home choices to new homebuyers and are great areas to buy now.  Recent data shows that we are slowly moving out the real estate slump and prices are steadily ticking upward.  I am excited about 2011 and the increased Buyer interest, even in December!"

Christine’s best places to buy this month based on community, location, and home affordability in the western suburbs are:

Lombard, IL –  Great community with a lot of recent activity. Great home buy’s in the $130k-$170K where you can get a 2-3 Bedroom with a larger oversized lot (60x182) and garage.

Westchester, IL –  Active community with home buy’s in the $170k-$230K.  If you want to buy in Westchester you can purchase a nice brick bi-level for under $200K (smaller lot sizes 25x130) average bedrooms sizes 12x13.

Berwyn, IL –  Once sleepy town is bustling. Now very active community with many young professionals moving in, local retail and BNSF METRA line is making this are alive again.  South Berwyn $150k-$200K can get you a nice 2-3 Bedroom on standard Chicago lot size (25x130) but some updating and handyman work may be required.

Brookfield, IL –  Home of Brookfield Zoo, this area is active and growing. City Building and Planning has added more retail and development. Minutes to BNSF METRA and convenient to La Grange and popular forest preserve bike paths make this area a nice choice. $150k-$200K can get you a nice 2-3 Bedrooms (smaller bedrooms 10x10 on average)  standard Chicago lot size.

"My goal is to find my clients an affordable home and a community they will enjoy to live in and be a part of as well as a quick commute in an area that fits their lifestyle.”  “I like to review select communities that fit today’s new home buyer’s needs.”
