Tippecanoe County, Indiana 2009 Analysis

The market in Tippecanoe County is starting to look up.  The upper end homes still have a longer absorption rate -- 16 months.  But, the good news is the under $200,000 market is down to under 5 months.  It appears that the market will be getting active earlier this year than normal because of the First Time Homebuyers Tax Credit and the Repeat or Move-up Buyers Tax Credit.  I think we will start seeing several homes in good condition hit our market in the next couple of weeks.  Depending on price range and school district the absorption rates are running from 2 months to 40 months.  I would be happy to send you an Excel spreadsheet with the breakdown of this information, just let me know you would like to receive a copy and I will happily send it to you.
