TheÂ Newport LandingÂ subdivision has had some ups and downs over the years, but mostly downs. It started as a subdivision made up exclusively of modern homes. They built a very nice model home but that's as far as it went. Nothing sold and the subdivision consisted of one model home and lots and lots of dirt. It's a shame because it was well built and had a nice floor plan and finishes. (ClickÂ HEREÂ to see the model.) The problem was the price tag ($500,000 +).
Fast forward to February 2009 and we saw Newport Landing reinvent itself. It was evident that there wasn't enough demand for 42 modern homes at that price point. The developer added several other exterior style options and reduced the prices to the $300,000 - $430,000 range. It was an improvement, but not enough to generate any sales.
Today, Newport Landing is selling like gangbusters. Pahlisch Homes is the builder and they created 7 floor plans ranging from 1517 - 2328 sq. ft. and prices ranging from roughly $265,000 - $350,000. Of course you can customize each home to a certain extent (these are NOT custom homes though) and choose upgrades, which will increase the price of the finished home. To date, they have sold 17 homes, they have one spec home under construction (the others sold immediately), and there are 19 homesites available. Each lot already has a predetermined floor plan associated with it. Exterior styles range from Contemporary to Craftsman.
Newport Landing is located near the roundabout at College Way/Newport Ave. in the coveted NW quadrant of Bend. Newport Ave. is home to numerous restaurants, coffee shops, boutiques, and Newport Ave Market. It's also close to a couple of city parks and popular Shevlin Park.
